Construction & Development Manager
The Opportunity: Beyond Construction Management
Our client is seeking a high-caliber Construction Manager to join our Development Department in a role designed for professional evolution. While construction project execution is the primary focus, this position offers a unique mentorship track into the broader world of institutional real estate development. Reporting directly to the EVP of Development & Construction, you will be integrated into the strategic decision-making process, learning to view construction through the lens of asset value, risk mitigation, and investment returns.
Core Responsibilities
- Project Leadership: Own the full construction lifecycle for a premium 36-center retail portfolio. Ensure all landlord work, tenant improvements, and major renovations are delivered with precision regarding budget, schedule, and institutional quality.
- Municipal Diplomacy: Act as the firm’s primary liaison with City Planning and Building Departments. Proactively build and maintain relationships with city staff to navigate entitlements, plan checks, and complex permitting hurdles.
- Leasing Partnership: Collaborate closely with the Leasing Team on new transactions. Review lease exhibits, define Landlord Work scopes, and provide accurate, rapid-response pricing to ensure deal viability and "speed to rent."
- Field Execution & QC: Conduct regular site visits to identify site constraints, manage consultants/contractors, and ensure high-level quality control and troubleshooting.
- Cost Stewardship: Negotiate and manage contracts with a diverse roster of GCs and consultants. Maintain rigorous control over project job costs and financial forecasting.
Development & Acquisition Exposure (The Growth Track)
- Acquisition Due Diligence: Participate in the assessment of new acquisitions. Provide critical technical analysis of physical assets, utility capacities, and "deferred maintenance" risks to inform the investment committee.
- Entitlements & Land Use: Receive direct mentorship on the project entitlement process, including high-density residential housing and mixed-use land-use strategies.
- Investment Analytics: Work with the Finance Team to understand project return metrics (IRR, Equity Multiples, Yield on Cost) and how construction efficiencies impact the overall proforma.
Qualifications & Leadership Traits
- Experience: 5+ years of Construction Management experience, specifically within the commercial/retail sector.
- Education: Bachelor’s degree in Construction Management, Architecture, or Civil Engineering.
- Technical Mastery: Deep understanding of the Design Development process, utility coordination, and the technical "hand-off" from shell-and-core to Tenant Improvement.
- The "Solution-First" Mindset: A self-starter with a dynamic personality and the executive presence required to represent the firm at City Hall or in a construction trailer
- Software: Proficiency in Microsoft Project and Excel is mandatory.
