Job Description
The role of Superintendent at GenServ is to oversee the operations of a construction project, from planning to close-out. The Superintendent is responsible to provide all on-site coordination, scheduling, supervision, safety and compliance to ensure successful completion on schedule and within budget.
Core Responsibilities:

- Act as the main GenServ field point of contact to the client, the client representatives, project staff, subcontractors, and engineers.

- Provide input for general requirements (winter conditions, logistical needs, site safety, infectious control, etc.)
- Provide input to define specific and general scopes of work
- Scope and level subcontractor bids with the GenServ operations team
- Document Management
- Maintain current site documents (drawings, specification, sketches, addendums, RFI, site specific field documents, etc.)
- Review submittals with GenServ operations team
- Review and update material status reports with GenServ operations team
- Assure all site documents are stored and kept for record (shared drive, Procore, Smartsheet, etc.)
- Organize and maintain safety documentation (orientations, accidents/incidents, inspections, etc.)
- Organize and maintain regulatory documentation (GenServ permit(s), sub-contractor permit(s), certificate of occupancy, etc.)
- Organize and maintain DPH documents for licensed projects
- Cost Engineering & Change Management
- Validation of subcontractor invoicing
- Support project manager/project engineer with change management process
- Organize and maintain time & material work (signed tickets, update tracking logs)
- Organize and maintain trade allowances (signed tickets, update tracking logs)
- Organize and maintain owner allowances (signed tickets, update tracking logs)
- Administration
- Distribution of project information/documentation to subcontractors, architect, engineer, foreman, etc.
- Set up, organize and maintain site office/trailer
- Maintain project folder and workspace (shared drive, Procore, Smartsheet, etc.)
- Liaison between project managers, project engineers, clients, subcontractors
- Field Coordination
- Project Set Up
- Project field operations site specific standard operating procedure
- Identifies facility's emergency response protocol and contacts
- Identifies local shut-offs (DW, sprinkler, gas, etc.)
- Develops site logistics and post on site
- Compiles and maintains all site required items (signage, FE's, tacky mats, spill kit) in a timely organized fashion
- Establish project team contact list
- Maintain air monitoring reports if required
- Asbestos reports
- Special certificates & inspections
- Determine from the contract documents/drawings any special certificates and/or inspections required.
- Determine from contract documents/drawings any 3rd party consultant and/or manufacturer inspections required
- Commissioning & Validation
- Determine from the contract, responsibilities regarding testing & balancing, commissioning, and/or validation.

- Rolling Completion List (RCL)
- Enter all quality deficiencies into RCL
- Prepare GenServ RCL at start of project
- Team notifies or distributes RCL to trade contractors daily/weekly
- Periodically review rolling completion list (RCL) and make calls to PMs of non-performing trade contractors.
- Convert RCL items to punch list items, if applicable.
- Punch List
- Define with owner who has sign-off authority for all punch list items, including rolled over RCL items.
- Team distributes punch list to trade contractors.
- Prepare punch list scheduled completion dates.
- Meet with client to walk space prior to end date to assess any open punch list items and assign completion dates
- Building/owner/client acceptance
- Agency Having Jurisdiction (AHJ)
- Regulatory permits
- Subcontractor permits on site
- Determine from the AHJ any special certificates and/or inspections required.
- Set up an easy and accessible tracking system for governing interim sign-offs (by floor, building, area, etc.).
- Ensure that the building acceptance requirements are in the project schedule.
- Inspectional services tracking log
- Certificate of Occupancy
- Determine from the contract the terms and requirements regarding the certificate of occupancy.
- Determine from the AHJ the requirements for a certificate of occupancy, and any temporary occupancy, if needed.
- Obtain the certificate of occupancy for the facility.

- Lookahead schedules (3-Week lookahead weekly distributed to owner/architect/contractor team and sub-contractors)
- Project schedule update "Actual Date"
- Provide input for the milestone/initial project schedule

- Safety
- GenServ Safety Manual - Implemented and on-site
- Weekly safety inspection(s) performed regularly
- Notify deficient parties within 24-hours and maintain tracking log
- Organize and maintain all GenServ safety documentation
- GenServ Site Specific Safety and Logistics Orientation (SSSLO)
- GenServ orientation performed, and acknowledgement log/forms maintained
- GenServ SDS on-site
- GenServ field incident/accident report (in Smartsheet)

- Request for utility shutdown – may require facility/hospital specific permit.

Qualifications & Experience
- Bachelor’s degree in applicable discipline and experience relative to project size/scope.
- 5+ years of experience in related construction fields, preferably healthcare
- Strong time management skills, adaptable with ability to manage multiple priorities & meet deadlines, and keen attention to detail
- MA Construction Supervisor License
- OSHA 30
