Project Site Superintendent - Job Description
This is a salary position – exempt
The Project Superintendent is assigned to the Operations Department and works in the field on a project site as a member of the project team and reports directly to the Project Manager he/she is assigned to work with and the job site he is assigned to work by his PM. The Superintendent is responsible for managing all field activity on the job site daily. The Superintendent is required to be the first person on the site at the beginning of the work day, the last person off the site and to close the job site at the end of the work period. You are accountable to ensure the job site is never left unattended by a Redden employee while any work is ongoing on the project.
The project Superintendent spends 100% of his/her time on the project site overseeing and monitoring the daily activities of all sub-contractors and vendors working or visiting the project site, therefore, is 100% responsible for all field activity on the project he/she is assigned . The Project Site Superintendent has the authority to stop any work from continuing if he feels the work being done is either incorrect or unsafe or the materials being used or installed are not what is specified or approved for installation. The Superintendent can stop work being performed out of sequence or direct a Subcontractor or Vendor to proceed with work activities that need to be completed to maintain the project schedule and report such to the Project Manager and include in the daily logs. The Superintendent reports all issues and any discrepancies to the Project Manager and documents the details in the daily site logs. Responsibilities include, but are not limited to all on site activities associated with or required to deliver a completed project to our Client.
Some of the duties you are responsible and accountable for;
· The initial on site project start up, including setting the trailers, fencing, lay down, power, water and logistics to kick off the project
· Setting up the kick off meeting and weekly meeting with your construction team of subcontractors and vendors/suppliers.
· Updating and distributing the construction 3 week look ahead schedules weekly
· Job site safety and daily safety tailgate meeting with subcontractors
· Assist with the creation of the Site Specific Safety manual and the enforcement of all safety procedures on the job site
· Schedule and meet with all governing agencies for inspections, permits, sign offs, etc.
· Working with the public/private utility companies as required by your project
· Working with your PM protecting the project budget and profit.
· All field project related paperwork, daily logs, submittals, RFIs, change orders, etc.
· Scheduling all on site work to ensure meeting or improving the project schedule
· Conducting weekly sub-contractor meeting to ensure correct construction sequencings in compliance with the construction schedule.
· Holding all subcontractors responsible to complete their contracted work scopes and schedules
· Monitoring the ongoing work to ensure all work is completed correctly and on time with the highest possible quality
· Client and Architect satisfaction
· Reviewing the approved submittals and overall quality control for compliance on your job site
· Responsible to ensure al material delivered and incorporated into the project are as specified and approved for installation
· Managing, mentoring and motivating your construction on site team
· Developing a punch list at the end of the project and ensuring it is completed and signed off in a timely manner
· Assist with all close out activities as may be required to close out the project.
· Assist the PM, as directed, with resolving any warranty calls on the projects you have worked on.
The Project Superintendents’ construction field management duties include, but are not limited to:
Ø Tracking & managing daily expenses to ensure you are within approved budgets
Ø Preparing daily logs to document all activity on a job
Ø Prepare project 3 week look ahead
Ø Reviewing with the PM all subcontractor pay applications for over billing
Ø Subcontractor change order control
Ø Weekly coordination with sub-contractors and owners
Ø Managing the project schedule and the site working staff to ensure schedule compliance
Ø Coordinating & collaborating with construction team and governing authorities
Ø Job specific subcontractor and vendor contract compliance
Ø Submittal / shop drawing review, oversight and compliance
Ø All work quality and code compliance
Ø Working closely with all governing authorities involved on your assigned projects and obtaining all required sign offs and inspections
Qualifications:

Ø Maintain good working relationships with field personnel, subcontractors & clients
This position is eligible to participate in the Redden Construction Project Bonus Structure.
