Job Description:
The Assistant Project Manager will work as part of a cross functional team in a wide range of building projects. Reporting to the Vice President of Data Center Construction & Development, this position is primarily responsible for assisting in the project planning, organization, and management of day-to-day operations. This position is critical to providing project management support needed to sustain and grow AREP's construction projects and has in-office schedule.
Essential Duties & Responsibilities:
- Manage project documentation (development agreements, leases, permits, drawings, specifications, change orders, etc.)
- Assist in project schedule management, including updating and reporting on schedule progress
- Carry out project meeting management tasks include scheduling, creating agendas, updating minutes, and tracking deliverables identified in meetings
- Work with accounting team on project budget tasks including setting up job codes, processing invoices, managing expense reports, reviewing draw packages, and tracking job cost reports
- Issue and manage construction contracts through Procore
- Responsible for having contracts/proposals signed, tracked, and returned to vendor
- Ensure that scope creep, communications, and quality control are carefully managed through execution of project management change control and communications plans are implemented
- Review and approve lien releases
- Review/Revise job budgets as needed
- Support project team through performing general office duties, data entry, and administrative tasks
Key Competencies:
- Able to build deep customer relationships by providing high-quality interactions with legal, accounting, construction, leasing, acquisitions, and investors.
- Ability to anticipate any barriers that may affect asset management.
- Able to provide high attention to detail and accurate research and reporting.
- Ability to respond promptly to management and general contractors' requests.
- Regularly review and reinforce current procedures.
- Able to work collaboratively with co-workers and management through trust and transparency.
- Ability to roll up the sleeves and get the job done.
- Ability to handle multiple competing deadlines and generate a detail-oriented work product.
- Ability to communicate effectively orally and in writing.
- Strong working knowledge of computer software, including Microsoft Office Suite.
- Data Center experience preferred.
Qualifications:
- Bachelor's degree or 3+ years of construction project management experience, preferably with a background in data centers or real estate development.
- Overall knowledge and experience in Microsoft Office Suite. Experience working in Yardi, Procore or other equivalent project management tools is preferred.
- Occasional travel to project sites on as needed basis.
