Position: Superintendent - High-End Residential Construction

Client: Leading General Contractor / Construction Management Firm

Compensation: $130,000 - $175,000

Location: New York, NY (ONSITE)

My client is a premier General Contractor and Construction Manager specializing in ultra high-end custom residential construction throughout Manhattan and Brooklyn. They focus heavily on luxury townhomes and single-family residences valued upwards of $10M.

The ideal Superintendent - High-End Residential Construction will have hands-on experience leading ground-up or full gut renovation townhome projects in NYC. This individual must be capable of running a job site independently, managing subcontractors, maintaining high-quality finishes, and serving as the field lead from mobilization through turnover.

Responsibilities of the Superintendent - High-End Residential Construction:

• Oversee all day-to-day field operations for high-end townhome projects
• Manage subcontractors, vendors, and site logistics to ensure schedule adherence and quality standards
• Coordinate closely with Project Managers, architects, designers, clients, and ownership representatives
• Read and interpret drawings, specifications, and contracts to ensure accurate execution
• Maintain site safety, cleanliness, and organization consistent with luxury residential standards
• Conduct weekly subcontractor meetings and participate in owner/architect meetings
• Track and enforce project schedules, sequencing, and milestone deadlines
• Identify and proactively resolve field issues to avoid delays
• Manage inspections and coordinate with DOB and other regulatory agencies
• Maintain daily logs, progress photos, and field documentation via Procore
• Assist with punch lists and ensure seamless project closeout

The Ideal Superintendent - High-End Residential Construction Will Have:

• Proven experience as a Superintendent with a NYC General Contractor specializing in luxury residential construction
• Experience running custom townhomes, brownstones, or high-end single-family residences valued at $10M+
• Strong understanding of high-end finishes, millwork, MEP coordination, and detailed interior buildouts
• Ability to communicate effectively with clients, design teams, inspectors, and subcontractors
• Proficiency with Procore and MS Office
• Strong scheduling and sequencing skills
• Detail-oriented mindset with pride in craftsmanship and execution
