Position Overview
We are seeking a motivated Land Research Specialist to provide research, analysis, and documentation in support of land use, property ownership, and development projects within the utilities sector. This role is critical to ensuring compliance, supporting real estate transactions, and delivering accurate information to stakeholders involved in planning and operating infrastructure projects.
Key Responsibilities

Land & Property Research: Conduct research on land parcels, ownership, and real estate transactions using public records, online databases, and GIS tools.

Property Ownership Verification: Review and validate ownership records, legal descriptions, and property boundaries.

Title & Records Review: Perform title searches to track ownership history, encumbrances, liens, and legal issues.

Land Use & Zoning Analysis: Interpret zoning regulations, land use codes, and planning documents to assess development feasibility.

Parcel Mapping: Develop and maintain parcel maps using GIS software to visualize land boundaries and features.

Due Diligence Support: Assist in due diligence processes for transactions, evaluating site suitability for development or utility projects.

Environmental Impact Research: Investigate environmental conditions (soil, flood zones, hazardous materials) that may impact land use.

Market & Valuation Analysis: Research market trends, land values, and rental rates to support investment decisions.

Regulatory Compliance: Ensure land use aligns with local, state, and federal regulations. Advise on permits and approvals.

Documentation & Reporting: Prepare detailed records, reports, and presentations of findings for leadership, compliance, and legal teams.

Stakeholder Communication: Present findings to internal stakeholders, external partners, attorneys, or government agencies.
Qualifications
Education

Required: Bachelor’s degree in Geography, Urban Planning, Land Management, Real Estate, or related field.

Preferred: Advanced degree or certification in land use, GIS, or real estate.
Experience

0–5 years of experience in land research, real estate analysis, or property transactions.

Prior utilities, energy, or government experience is a plus.
Skills & Expertise

Strong analytical and research skills with ability to interpret complex data and legal documents.

Proficiency in GIS software (ArcGIS, QGIS) and mapping tools.

Knowledge of real estate law, property rights, and land use regulations.

Detail-oriented with excellent organizational and time management skills.

Proficiency in MS Office (Word, Excel, PowerPoint, Access) and databases.

Excellent written and verbal communication skills.
Work Expectations

Hybrid Schedule: On-site at GPC Headquarters Monday through Thursday; remote work on Fridays.

Must be flexible to support emergent work requirements in a fast-paced utility environment.
