Job Summary

The Regional Director position is responsible for the maintenance and financial well-being of a team of Regional Managers and their assigned properties. This position will provide high level, strategic oversight, and support to ensure their team is performing at an optimal level. They will be able to gather and interpret data related to the communities and provide insights for improvement. They will also be able to ensure successful and compliant day-to-day operations for their properties, analyze and troubleshoot issues related to occupancy, preserve the company’s assets, and maintain positive relationships within the communities.

Essential Functions

• Monitors fiscal health of property and reports on past, current and future matters impacting the property’s ability to meet or exceed the outlined budget.

• Works with VP of Operations to develop and adjust business strategies to optimize asset performance.

• Develops and presents detailed budgets and financial reports for their Regions.

• Provide support to Regional Managers in the administration, improvement, maintenance, and general operations of their assigned residential properties.

• Partner with the Capital Projects Manager and/or third-party resources to facilitate, design, schedule, and coordinate the general upkeep, major repairs, remodeling, or construction projects for properties.

• Examine collections and delinquency data for the properties to ensure the properties are meeting or exceeding historic collection averages and outlined budget expectations.

• Review the accuracy of financial reports and presents notations on identified variances.

• Maintains property records including sales, rental, or usage activity; maintenance and operating costs; special permits issued; and property availability.

• Acts as the liaison between corporate and regional teams by communicating policy, procedure, initiatives, and any other items that are pertinent to the onsite team’s roles.

• Describes and imposes guidelines, rules, and regulations to tenants, visitors, and the community.

• Prepares monthly reports as prescribed by the VP of Operations.

• Partner with Human Resources and regional managers to manage staff issues.

• Performs other related duties as assigned.


Required Knowledge, Skills, Abilities

• Ability to lead, manage and motivate employees to meet company expectations.

• Proficiency in Microsoft Office Suite and ability to learn and be proficient with operating systems including Rent Manager.

• Excellent organizational and analytical skills, and attention to detail

• Excellent written and verbal communication skills

• A high level of numeracy with understanding of basic accounting functions.

• Excel at strategic planning


Required Education, Certifications/ Licenses, Related Experience

• Associate degree (A.A.) or equivalent from two-year college or technical school

• 5-10 years of related experience and/or training; or equivalent combination of education and experience.

• Over 5 of years of proven managerial experience

• Property management and/or MH experience preferred.


Physical Job Requirements

• Mobility to constantly alternate between sitting, standing, walking, crouching, and kneeling as required to perform job responsibilities. 25% of the time will be spent walking around assigned properties on a daily/weekly basis.

• Physical demands of this job typically require full range of body motion, including manual and finger dexterity and eye-hand coordination.

• This position requires the ability to spend more than half the time viewing computer monitors.

• Must have valid driver's license and automobile insurance.

Travel Requirements

• This position does require frequent travel.
