The Building Engineer (Operating) will be assigned properties in Montgomery and Prince Georges Counties. For those properties, the Building Engineer will be responsible for the operation and maintenance of all building systems and equipment and to provide mentorship and training to subordinates (assistant engineer and day porter) where needed. Individual must have working experience in repairs of HVAC systems.
Current Job Functions:
· Investigate, Diagnose, and Perform repairs to HVAC systems (RTUs, heat pumps, fan coils and split systems etc.), VVTs, VAVs, VFDs, minor electrical and plumbing systems
· Perform building start up and shut down as needed
· Monitor HVAC performance using Internet-based EMS systems
· Respond quickly to tenant service, safety, and comfort requests. Assist in coordination and supervision of tenant improvement work
· Provide oversight to Engineer’s Assistants and Helpers.
· Provide oversight to outside contractors as needed. Ensure specifications and building rules and regulations are followed.
· Achieve goals & objectives of engineering department and for assigned properties.
· Understand how to reset and operate fire alarm systems at each property.
· Have a basic knowledge of diagnostics and repairs to HVAC, plumbing and electrical systems.
· Perform life safety and emergency procedures and programs per local codes; ensure compliance with local, state, federal building safety, & environmental policies
· Perform and coordinate all work assigned by Property Management Office.
· Assist in supervising contractor’s work.
· Maintain tool inventory
· Periodically be on call (after hours/weekends) and respond to call at all properties.
· Ensure proper operation of company owned van per employee manual
· Valid Driver’s License
· Required to rotate for on call services after hours

Other:
CFC certification required.
