Position Overview
The Construction Manager will be responsible for supporting all aspects of construction management for the company and the life cycle of its corporate childcare center projects as well as providing support to our franchisees for their projects.
This position is best suited for someone that excels in a fast-paced, results-oriented, start-up environment. This position reports to the Director of Design & Construction and will be based out of our corporate office in Minneapolis.
Pay and Schedule
This is a full-time, salaried, and exempt position that works Monday-Friday. This position is expected to report on site 4 days per week and as needed, with 1 day remote flexibility. This position is expected to have roughly 30% travel, and may be more or less ass needed.
The base salary range is $100,000 to $115,000 depending on qualifications, education, and experience.
Key Responsibilities
Pre-Construction Management
- Pre-construction coordination with our internal real estate, design, and construction teams
- Attend and contribute to pre-construction design meetings
- Review construction documents for accuracy as well as adherence to brand standards, accessibility and local licensing guidelines, and coordinates with project stakeholders
- Ensures compliance for national, state, and local codes and laws
- Attend and participate in Design Manager to Construction Manager "hand off" meeting
- Create project schedules and overall key milestones for internal and external coordination
- Generate budgets for construction projects
- Spearheads the invitation to bid process through the project management platform with General Contractors and key vendors
- Memorialize agreements in standard contract form
- Coordinate project "kick off" internal and external meetings and project mobilization to start scheduling
- Perform pre-bid project site visits
Construction Management
- Manages multiple concurrent construction projects while ensuring on-time completion, budget cost control, accuracy, and quality of work.
- Acts as a vital link between construction processes, building code authorities, general contractors, developers, and the internal team.
- Leads weekly construction meetings with all key project stakeholders
- Perform project site visits
- Manages and coordinates Tierra Encantada key vendors
- Establishes construction timetables and communicates with relevant parties.
- Manages project budgets, track costs, change order management and provide regular reporting to Director
- Takes responsibility for the resolution of issues that may arise during the construction project and reports to the Director.
- Resolves issues and questions received from code officials, general contractors, vendors and internal teams
- Reviews and authorizes contractor payment applications, submitting them for processing
- Manages day-to-day construction of assigned corporate projects and supports franchise locations.
- Ensures completion of punch list items
- Effectively and efficiently closes out construction projects
- Leads post mortem internal and external meetings for project close out
- Provides final closeout reporting of projects to the Director of Construction utilizing the project management platform.
- Leads the "hand off " from Construction team to Facilities team at the time of project completion
- Conducts 11 month punch list walk through and coordinate to close out as needed
Department Level Accountabilities
- Retain and manage architects, industry experts, engineers, and general contractors
- Retain and manage vendor relationships
- Update the project management platform with key information that impacts the development schedule
- Coordination and communication with cross-functional teams and departments
- Attend design and construction department regularly scheduled meetings
- Create and maintain standard operating procedures
- Contributes to the creation, management, and execution of the Development Plan to meet company growth targets
- Safeguards and upholds the integrity of the brand image in connection with building design, identification, and signage
- Maintain use of project management platform and systems
- Actively participates in ongoing professional development
- Maintains good working relationships with our franchise partners and teams
Position Requirements
- Minimum 2 to 3 years of relevant construction experience
- A degree in construction management is a plus but not required
- Comprehensive Construction Management skills, including extensive experience in reading plans, budgeting, scheduling, and negotiating with contractors.
- Ability to manage multiple projects simultaneously.
- Familiarity with childcare design and code criteria
- Familiarity with National Building, Fire, and Accessibility Codes.
- Strong understanding of Mechanical, Electrical, and Plumbing Systems.
- Exceptional written and verbal communication
- Ability to travel up to 30%
- Self-motivated achiever that thrives in a fast-paced environment with exceptional interpersonal skills and top-notch attention to detail
- Professional knowledge of G Suite & Microsoft Office Suite (primarily Excel, Word, and PowerPoint)
- Resourceful, hard-working, and excited to take ownership of the construction management role
- Organized with a strong sense of accountability to results
- Professional knowledge of Smartsheet project management system (preferred not required)
- Ability to work with a variety of cultures, backgrounds, and perspectives
- Bilingual in Spanish is a plus
- Experience with early childcare learning center design and construction is a plus but not required
