Job DescriptionSalary: $60,000 - $90,000 Based on Experience

Nebraska Lifestyles Property Management is a fast-growing residential property management company serving the Omaha and Lincoln areas. We specialize in single-family homes and pride ourselves on maintaining high standards for both our property owners and residents. As our portfolio continues to grow, we are seeking a Unit Turn Manager to oversee and coordinate the process of preparing homes for new tenants.


This is a hands-on position that combines field work, project coordination, and communication with owners, vendors, and internal staff.


Position Overview
The Unit Turn Manager is responsible for managing the entire turnover process when a tenant moves out of a property. This includes evaluating the condition of the home, creating a detailed scope of work, coordinating maintenance and repairs, and ensuring the property is fully ready for the next tenant. As time permits, this role will also assist the maintenance department with other operational tasks such as coordinating work orders and helping keep maintenance projects on schedule.


Key Responsibilities

  • Conduct detailed move-out inspections of rental properties
  • Document property condition with notes and photos
  • Prepare clear and detailed scopes of work and repair estimates
  • Communicate with property owners to review and obtain approval for proposed work
  • Coordinate repairs and improvements with both internal maintenance staff and outside vendors
  • Schedule and manage multiple unit turns simultaneously
  • Perform final quality inspections to ensure homes meet company standards before leasing
  • Assist the maintenance department with coordinating work orders and other operational tasks as time permits
  • Track progress and timelines to ensure homes are rent-ready as quickly as possible


Qualifications

  • General construction, maintenance, or remodeling experience
  • Strong attention to detail and ability to identify repair needs
  • Excellent communication skills with owners, vendors, and team members
  • Highly organized and able to manage multiple projects at once
  • Comfortable working both in the office and in the field
  • Ability to take initiative and problem-solve in a fast-paced environment
  • Valid drivers license and good driving record


Work Environment

  • Primarily Monday through Friday, 8:00 AM 5:00 PM, with additional hours sometimes required, particularly during peak leasing season (spring and summer)
  • Combination of office work and field work at properties throughout Omaha and Lincoln
  • Company van provided for use during work hours
