Bill Watts at Robert Half is seeking a highly analytical and detail-oriented Financial Analyst to support financial planning, reporting, and decision-making within our property management client's operations. This role will work closely with property managers, accounting, and leadership to analyze property performance, support budgeting and forecasting, and contribute to strategic initiatives that drive portfolio value.


Key Responsibilities:

  • Analyze financial performance of a portfolio of residential, commercial, or mixed-use properties.
  • Develop and maintain property-level budgets, forecasts, and variance reports.
  • Prepare monthly, quarterly, and annual financial reporting packages for internal stakeholders and investors.
  • Monitor and analyze key performance indicators (KPIs), including occupancy, rent collection, operating costs, and NOI.
  • Support lease analysis, rent roll reviews, and tenant performance evaluations.
  • Build financial models for acquisitions, dispositions, capital projects, and ROI analysis.
  • Collaborate with property management and accounting teams to ensure accurate data inputs and reporting.
  • Assist with cash flow projections, capital planning, and refinancing activities.
  • Conduct market research and benchmarking to support underwriting and investment strategies.
  • Participate in system implementations and process improvements for financial reporting and analysis.
  • Bachelor’s degree in Finance, Accounting, Real Estate, or a related field (MBA or CFA a plus).
  • 2–5 years of relevant experience in financial analysis, preferably within real estate or property management.
  • Strong understanding of real estate metrics (NOI, cap rate, IRR, cash-on-cash return, etc.).
  • Advanced Excel and financial modeling skills; proficiency with reporting tools like Power BI or Tableau is a plus.
  • Familiarity with property management/accounting systems such as Yardi, MRI, or RealPage.
  • Strong communication, presentation, and interpersonal skills.
  • Ability to manage multiple projects in a fast-paced environment and meet tight deadlines.
