The Scheduler is a director-level position that will play a critical role in the development, implementation, and management of comprehensive project schedules for data center development projects. This position will partner closely with internal and external stakeholders including consultants, design teams, contractors, equipment vendors, and capital partners to ensure accurate, timely, and efficient project delivery from land acquisition through construction completion and commissioning. This position is a technical oriented role and does not include people management responsibilities, however, it involves extensive collaboration with others.

This role is responsible for all aspects of scheduling during the site development/preconstruction, design and construction phases and will ensure projects are thoroughly planned, risks mitigated, and milestone commitments met to enable successful execution and delivery.

This position reports to the Director of Preconstruction and is based in McLean, VA. Candidates must be located in the area or willing to relocate.

Essential Duties & Responsibilities:

  • Project Scheduling & Planning.
  • Lead the development and management of detailed, multi-phase project schedules from concept through construction completion and commissioning.
  • Coordinate with internal acquisition, development and construction and asset management teams, external design and construction teams to integrate all project activities into a unified schedule that reflects accurate dependencies, durations, and resource needs.
  • Conduct schedule risk analysis and advise on mitigation strategies to reduce delays and schedule impacts.
  • Maintain and update schedules in collaboration with project teams to reflect real-time progress and changes.
  • Develop standard project schedules repetitive client product delivery and capability to rapidly adjust and task tailor schedules to meet scope/design/construction changes.
  • Develop schedules for business development proposals and what-if scenarios/excursions.
  • Support fast-track, design-build, and other accelerated delivery models by planning appropriate phasing, sequencing, and coordination strategies.
  • Site Due Diligence & Acquisition Support.
  • Contribute scheduling expertise to site selection and due diligence activities.
  • Evaluate site constraints, permitting timelines, and jurisdictional processes to inform milestone planning and go/no-go decisions with accurate schedules.
  • Design & Consultant Coordination.
  • Provide schedule input and review during early design phases to assess constructability and sequencing.
  • Work closely with design and engineering consultants to ensure designs align with the project timeline.
  • Procurement & Long Lead Item Planning.
  • Coordinate with vendor procurement teams to identify long-lead equipment and materials and ensure delivery aligns with construction needs.
  • Integration of equipment lead times and fabrication schedules into overall project timelines.
  • Preconstruction/Construction Budgeting and Risk Mitigation.
  • Collaborate with cost and construction teams to align budgets with schedule constraints and delivery goals.
  • Crash schedules to meet delivery commitments.
  • Identify and plan for schedule impacts related to phasing, mobilization, and logistics.
  • Stakeholder Communication.
  • Produce executive-level reports and schedule dashboards for internal and external stakeholders including joint venture and capital partners, and lenders.
  • Support project teams in communicating realistic timelines and managing expectations.

Key Competencies:

  • Expert-level knowledge of scheduling principles for large-scale, mission-critical facilities such as hyperscale data centers.
  • Deep understanding of construction sequencing, critical path methodology (CPM), float analysis, and schedule acceleration strategies.
  • Strong working knowledge of scheduling tools (e.g., Primavera P6, Microsoft Project) and integrated project delivery platforms (Procore, Autodesk Construction Cloud, etc.).
  • Familiarity with permitting, site development, utilities coordination, and jurisdictional requirements impacting data center schedules.
  • Experience coordinating with internal teams and external stakeholders in a high-paced, technically complex environment.
  • Excellent analytical and problem-solving skills with the ability to identify schedule risks early and develop mitigation strategies.
  • Strong communication and presentation skills to clearly convey schedule status, impacts, and recovery plans.

Education & Experience

  • 10+ years of relevant experience in development and construction, including 3+ years specifically in data center design, engineering, or construction scheduling.
  • Proven experience in managing and developing detailed project schedules for hyperscale or mission-critical projects.
  • Bachelor's degree in construction management, engineering, architecture, or a related field preferred. Candidates with advanced degrees or certifications are strongly encouraged to apply.
  • Scheduling certifications such as PSP (Planning & Scheduling Professional), PMP (Project Management Professional), or similar credentials are strongly encouraged.
