We are representing a well-established general contractor seeking an experienced Lead Superintendent to oversee large-scale multifamily and housing projects throughout the greater San Jose region.
This builder specializes in market-rate multifamily, affordable housing, and teacher/student housing projects, delivering high-quality residential communities that serve diverse populations. Projects are primarily located in the Greater San Jose, CA area where additional travel to nearby surrounding cities may be required.
This role is ideal for a strong field leader who thrives in fast-paced environments, understands multifamily construction sequencing, and can manage complex projects from ground-up through final turnover.
Key Responsibilities

Lead all on-site construction activities from mobilization through closeout

Oversee field teams, subcontractors, and trade partners to ensure productivity, quality, and schedule adherence

Develop and maintain detailed master schedules and short-interval look-aheads

Coordinate inspections, city officials, and third-party consultants as required

Maintain strict jobsite safety standards and conduct regular safety meetings and audits

Ensure all work complies with drawings, specifications, and local building codes

Monitor manpower planning, logistics, and material deliveries

Track daily progress and maintain accurate documentation, including RFIs, submittals, and reports

Collaborate closely with Project Managers to maintain budget alignment and manage change orders

Lead punch list completion and final turnover to ownership
Qualifications

5+ years of experience as a Superintendent on ground-up multifamily or large residential projects

Strong experience with market-rate and/or affordable housing construction

Experience managing projects in the $20M+ range preferred

Proven ability to manage multiple trades and large field teams simultaneously

Strong knowledge of residential building systems and construction sequencing

Excellent leadership, communication, and problem-solving skills

Proficiency with Procore or similar construction management software

Willingness to work on projects throughout the greater South Bay region
