POSITION SUMMARY:

The superintendent plans and coordinates the daily activities on the job site and is responsible for supervising the construction project including the oversight of sub-contractors, schedules, inventory management & deliveries, and overall project quality, safety and specifications, unit turns and renovations.

MAJOR DUTIES:

PRIMARY RESPONSIBILITIES

  • Ensure unit renovations maintain work quality, stay on schedule, and in budget.
  • Manage and direct the daily activities of multiple subcontractors
  • Coordinate unit availability with management and maintenance for renovation work.
  • Manage appropriate level of inventory; order, receive and verify quantities. Provide inventory receipts to office and advise on any discrepancies (shortages or damaged products)
  • Initiate field purchase orders as necessary and provide appropriate documentation to Procurement team
  • Ensure safety and compliance with all OSHA regulations; maintain a clean and orderly job site
  • Communicate Weekly construction updates to include schedules and/or revisions to Main office and property management.
  • Provide regular (daily) on-site activity updates to the Project Manager (schedules, delays, etc.)
  • Ensure renovation projects are completed on time and within budget
  • Walk completed units with Project Manager and Regional/Property Manager for sign off and release
  • Coordinate, and participate in, all third-party code inspections
  • Maintain appropriate records, logs and other project-related data

SUPERVISORY RESPONSIBILITIES:

  • Manages daily activities of third-party subcontracted employees

QUALIFICATIONS:

  • 3-5 years of experience in multi-family unit renovations.
  • Must have active driver’s license and have own vehicle for travel to job site(s)
  • Ability to supervise and organize subcontractors to maintain the safety, schedule and quality of the project
  • Excellent communications skills to maintain strong relationships with all constituents – owners, management, trades and co-workers
  • Demonstrated problem-solving skills combined with a collaborative approach.
  • Strong organizational and time management skills; ability to prioritize and manage multiple deadlines
  • Ability to handle moderate to high levels of stress and deal with unpredictable situations
  • High attention to detail and a sense of urgency are essential.
  • Independent, mature judgment; conveys a professional image and attitude.
  • Required to travel to various job sites as necessary
  • Proficiency with Microsoft office applications is a must. Proficiency with Foundations ProjectHQ or similar highly desirable.

PHYSICAL REQUIREMENTS:

  • The physical requirements of this position are related to a standard facilities or maintenance environment. Must be able to lift, bend, carry, move equipment and furniture, and use cleaning equipment and/or standard tools. Work is performed both inside and outside, requiring the ability to work under variable weather conditions. While performing the duties of the job, the employee is required to hear, talk, stand, walk, reach, stoop, or kneel. Must be able to lift up to 50 pounds without assistance.
