Position Summary
The Compliance Specialist I will ensure all phases of the compliance process for move-in certifications, interim certifications, and recertifications are completed by implementing program compliance requirements as outlined in the regulatory documents for that project.
Job Description
- Review files for deficiencies based on program type.
- Provide instruction and demonstrate the best approach for correcting deficiencies.
- Accurately calculate annual income, income from assets, and expenses, if applicable.
- Assist / train in EIV requirements, addressing deficiencies, and filing reports, if applicable.
- Train in interpreting and use of operating documents: tenant selection plans, leases, house rules, etc.
- Offer guidance to onsite staff to improve best practices.
- Assist / train in organizing files to streamline review process.
- Ensure files and sensitive information are stored in a safe and secure manner.
- Confirm internal controls are in place to ensure files and sensitive information are stored in a safe and secure manner.
- Provide guidance on how to prepare for a compliance review
- Guide or assist onsite staff in using software to manage wait lists, complete certification processes, rent/income limits current, and utility allowances current.
- Assist with new lease-ups and re-syndications.
- Assist with processing certifications.
- Travel to properties located in various regions of Colorado to help assist the property managers with file compliance.
- Attend and complete all required training.
- Comfortable working in a professional office environment. This role routinely uses standard office equipment, such as a computer, photocopier, and telephones.
- Other duties as assigned.
Requirements:
Experience and Qualifications
- Requires a minimum of 2 years' experience working on site at a Tax Credit or Project Based Section 8 property or 2 years of Property Management Experience: You have a proven track record in property management, demonstrating your expertise in the field.
- Must provide most current training certificates for at least two compliance programs.
- Must demonstrate knowledge of Housing Tax Credit, Section 8, HOME, CDBG, HUD and their compliance requirements.
- Must demonstrate knowledge of Local, State, and Federal Fair Housing rules and regulations.
- Previous experience in resident interactions is strongly preferred.
- Must demonstrate a detail-oriented, organized, and quality approach to compliance.
- Must present oneself in a neat, clean, and professional manner, at all times.
- Must possess a positive attitude and professional demeanor with all staff, residents, partners, vendors, and stakeholders.
- Must have ample experience working with Microsoft 365 products such as Word, Excel, Outlook, SharePoint, and community software applications.
- Must be self-motivated with ability to work independently.
- Must be able to maintain the integrity of the organization by adhering to all rules and regulations, compliance requirements, and working collaboratively with co- workers.
- Must be capable of supervising on-site personnel and fostering a positive work environment.
- Property management: 2 years (Required)
- HUD Programs: 2 years (Required)
- Tax Credit programs: 2 years (Required)
Physical Requirements
- The person in this position needs to occasionally move about inside the office to access filing cabinets, office equipment, etc.
- Must be able to remain in a stationary position more than 50% of the time.
- This job may require travel to various locations around the metro area. Candidates must have reliable transportation.

Salary and Benefits
Competitive Salary: We recognize and reward your expertise and dedication starting from $19.00-$21.50 per hour.
