  1. Intake: Log tenant repair requests via phone, email, or your dedicated walk-up desk.
  2. Triage: Assess the urgency of the issue (e.g., emergency water leak vs. routine lightbulb replacement).
  3. Delegation: Assign tickets immediately to your on-site technicians or preferred third-party contractors.
  4. Tracking: Monitor open work orders within your property management software.
  5. Follow-Up: Contact tenants upon completion to ensure the repair was successful and log their satisfaction.
