We are seeking a detail-oriented and proactive Project Accountant to join our team in Bellevue. You will be responsible for managing the full cycle of subcontract and job cost accounting processes for multiple high-impact multifamily projects. This role is critical to ensuring the financial integrity of our development pipeline and maintaining strong relationships with our construction partners.

Job Details



Key Responsibilities
Full-Cycle Job Costing: Manage all accounting activities for assigned multifamily projects, including budget entries, job cost tracking, and monthly financial reporting.

Subcontractor Management: Oversee the subcontract accounting process, including reviewing contracts, processing progress billings, and ensuring proper lien waiver documentation.

Accounts Payable & Draws: Prepare and process monthly construction draw packages for lenders and owners. Ensure all project-related invoices are coded accurately and paid timely.

Compliance & Documentation: Monitor subcontractor insurance compliance and statutory requirements to mitigate risk.

Collaboration: Partner closely with Project Managers and Construction Leads to review budget variances and project progress.

Audit Support: Assist in year-end audits and provide necessary documentation for cost certifications, particularly for affordable housing tax credit (LIHTC) requirements.

Qualifications
Education: Bachelor’s degree in Accounting, Finance, or a related field preferred.

Experience: 3+ years of experience in construction or real estate development accounting.

Technical Skills: Proficiency in construction accounting software (e.g., Yardi, Sage, Timberline, or Procore). Advanced Excel skills are required.

Industry Knowledge: Familiarity with the AIA billing process (G702/G703) and lien waiver management. Experience with Affordable Housing or LIHTC (Low-Income Housing Tax Credits) is a significant plus.

Attention to Detail: Proven ability to manage complex data sets with high accuracy.

Communication: Strong interpersonal skills to effectively communicate with internal teams and external vendors/subcontractors.
