Responsibilities
- Supervise and evaluate staff with supervisor approval.
- Motivate and train Purchasing Team.
- Lead weekly team meetings, provide direction on company goals and objectives.
- Responsible for monitoring and reporting costs through analysis of changes in costs from month to month.
- Provide training and direction for team to accomplish cost establishment and budgeting.
- Coordinate cost establishment and bid process between Purchasing Agents, Suppliers and Construction Team through monitoring the purchasing product development schedule.
- Work closely with the Construction Team to ensure that Supplier and material needs are being meet.
- Assist Construction Team with Supplier and subcontractor issues and intervene as necessary to assure maximum productivity.
- Provide liaison between Construction Team and Purchasing Team on communicating takeoff and pricing recommendations.
- Review of cost variations, extras, and budget to actual comparisons to determine resolutions, corrections, and improve overall budgets.
- Establish an effective competitive bid environment and research new suppliers.
- Develop good working relationships with quality subcontractors and suppliers.
- Negotiate pricing and terms with suppliers and make recommendations for any vendor changes.
- Communicate plan change correction needs to Architecture Team as needed.
Knowledge
- Experience in Production Homebuilding Purchasing is required.
- Experience with purchasing software required, Hyphen Solutions - BRIX/BuildPro preferred.
- Must have knowledge of Excel, Word and Outlook
Skills and Abilities
- Extremely well organized,able to multi-task and prioritize
- Attention to detail and persistence in follow-up
- Strong sourcing and supply chain skills
- Ability to analyze numbers and information providing clear reporting.
- Ability to estimate accurate material/labor quantities on building materials.
Education & Experience
- Bachelors degree in Business, or other related field; experience in lieu of degree may be accepted
- 4 years Homebuilding Purchasing experience required.
- Production home building experience required.
