PROJECT ENGINEER
MDG Design and Construction, affordable housing developer, with over 35+ years of excellence and industry leader real estate firm that develops and constructs high quality affordable housing, based in Woodbury (Long Island), NY. We are looking for Project Engineers for our Affordable Housing projects in various location of NYC. This position will work out of our Main Office - Woodbury, Long Island.
Our company oversees all aspects of multifamily residential development, an expert in construction, development, and design and specializes in new construction and moderate rehabilitation of affordable apartment buildings nationally.
PRECONSTRUCTION RESPONSIBILITIES
· Review original drawings and PNA report available being used for the scope of work development
· Review existing conditions captured during the field surveys and probes and make scope decision on which system requires replacement.
· Preparation of scope of work narratives based on restoration needs and proposed budget
· Be involved with selection of the design team and consultants.
· Prepare the timelines for the construction documents, SD, DD and CD drawing sets and Specifications
· Correspondence with design team and consultants during the scope and drawings development and keep weekly minute meeting
· Correspondence with manufactures representatives and Engineers to discuss the constructability for the proposed new systems and assemblies
· Review the construction documents and prepare detailed scope of work.
· Prepare trade scope of work and work with CA department to reach out to subcontractors for bid proposal.
· Participate in the field visit with subcontractors to discuss scope of work and construction documents.
· Work with MDG’s development team during preconstruction phase to understand and meet milestones
· Review environmental reports and work with Consultant and Subcontractors on implementing the protocol required prior and during construction
· Review progress drawing and specification and prepare RFI being sent to the design team
· Perform constructability review; work with design team to produce biddable construction drawings
· Review equipment and fixture schedule selected from the design team and shown on the drawings and perform review and comments
· Review EGCC and Energy Conservation Code requirement for the project and coordinate with manufacturer and subcontractor the submittals and compliance
· Work with procurement department for preparation of take-off and pricing for all materials being purchased and used in the project
· Work with Project Manager to review the subcontractor’s bid proposal and making sure the scope of work is understood correctly and is fully included in their proposal.
· Review special and progress inspections on each DOB application and review of DOB documents in pre-filling status
· Reaching out to special inspection agencies for proposal and completing proposal review and award.
· Navigate DOBNOW website and be familiar with NYC DOB, DEP, DOT rules and regulation
· Final review of construction documents, drawings and specifications, prior to the closing.
CONSTRUCTION & DOB EXPEDITING RESPONSIBILITIES
· Review submittals and shop drawings prepared by subcontractor and coordinate with CA preparation and issuance to the design team.
· Work with PM to prepare and maintain the Required-on Job schedule for all material to be used on the project
· Work with the expeditor to establish needs, priorities and path for successful filing, execution and sign off process.
· Make sure permit logs are kept current
· Make sure the field report from special inspection agency is received and kept current
· Work with PM, Expeditor and subcontractor to secure LOC for all DOB applications.
· Make sure the construction schedule and payment draw schedule/AIA requisitions are in pace.
· Attend weekly construction meeting and help PM to resolve or expedite any delay with RFI or preparation of sketches for any deviation from the design drawings.
· Work with PM on reviewing and accepting any subcontractor’s change order request
LEADERSHIP RESPONSIBILITIES
· Lead in the development of high-performance teams through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of employee performance appraisals
· Create a positive work environment
· Demonstrate high standard of personal accountability and integrity. Mentor staff to the same high standards
TECHNICAL RESPONSIBILITIES
· Proficient in MS Office Suite - Word, Excel, Outlook, Teams, Project
· Proficient in AutoCAD, Revit and Blue Beam
KNOWLEDGE / SKILLS:
· Knowledge of design review and coordination activities, purchasing and reviewing bids, as well as developing schedules and logistics plans is preferred.
· Serve as a resource to development and construction staff during the preconstruction and construction phases.
· Prepare other analysis and reports as directed by supervisors.
· Strong interpersonal skills and ability to communicate effectively with staff internal and external to the company.
· Ability to prioritize tasks and meet deadlines.
· Take Initiative in follow up with Suppliers and subcontractors to solicit proposals.
· High comfort level with quantitative analysis but also proficient in qualitative writing skills.
· Familiarity with standard construction details, drawings, and related costs.
· Able to think creatively and visualize all the related trade items with little detail.
· Proficiency in take-off and familiarization with standard construction details, drawings, and specifications.
· Proficient in MS Office; Word, Excel and Outlook-Calendar and Access is recommended
· Knowledge and experience with MS Project, Blue Beam Procore, Proest Estimating Software (or equivalents i.e. Planswift, On Screen take-off) and Sage / Timberline Estimating are required.
· Must have excellent verbal and written communication and outstanding customer service skills,
· Detail-oriented, highly organized, self-Motivated and ability to prioritize tasks and projects with limited direction and time constraints.
· Demonstrate high standard of personal accountability and integrity.
· Ability to be resourceful and proactive in dealing with issues that may arise
· Must be open-minded, positive attitude and team player
· Experience handling sensitive and confidential information and material
Education /Experience:
BS or MS in Civil, Mechanical or Electrical Engineering / Degrees in Architecture with Construction exp.
5+ years field experience.
Additional Job experience: Design experience, commissioning agency, NYC Energy Conservation Code (NYCECC) Consulting and/or understanding of building systems.
Any of the following certifications is preferred:
· Engineer in Training (EIT) certs
· Professional Engineer (PE) – unlikely to find these certs as they’re either at pure Engineering companies or have their own practice
· Certified Systems Engineering (CSEP)
· Project Management Professional (PMP)
· Green Building Certifications (Passive House CPHC/CPHD certs)
