SUMMARY

The Painter works as part of a construction team to renovate and repair residential apartment buildings. Responsibilities include maintaining the aesthetic and protective finishes of residential units and common areas. This role involves both the restoration of vacated units to move-in conditions and the ongoing maintenance of the building’s exterior and shared interior spaces. The painter will be required to travel to multiple sites that are part of the CHA portfolio.

This position will be paid according to the applicable Davis-Bacon wage determination for electrician classifications. This includes both hourly wage and applicable fringe benefits.

ESSENTIAL JOB FUNCTIONS include the following. Other duties may be assigned.

  • Surface Preparation: Wash, scrape, sand, and prime interior and exterior surfaces such as plaster, sheetrock, concrete, and wood.
  • Minor Repairs: Fill cracks, holes, and joints with putty, plaster, or caulk; perform drywall patching and minor texturing as needed.

  • Application: Apply coats of paint, varnish, stain, or sealants using brushes, rollers, and airless sprayers.

  • Site Protection: Cover floors, fixtures, and furniture with drop cloths or plastic; use painter's tape to protect trim and molding.

  • Color Matching: Mix and match paints to ensure seamless touch-ups in common areas and consistent finishes in residential units.

  • Equipment Setup: Erect and move ladders, scaffolding, and staging safely to reach high ceilings or exterior facades.

  • Cleanup & Maintenance: Clean tools, equipment, and work areas daily; properly store or dispose of hazardous materials like solvents and leftover paint.

  • Inventory Management: Monitor supply levels of paint, brushes, and rollers, and request orders to maintain necessary stock.

  • Ensure job site safety.

  • Performs other related duties as required.

WORKING ENVIRONMENT

While performing the duties of this job, the employee could be frequently exposed to Work both indoors (apartments/hallways) and outdoors (building exteriors), often requiring exposure to varying weather conditions and heights. The noise level in the work environment is occasionally high and usually moderate.

PHYSICAL DEMANDS

The physical demands characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee is required to stand; walk; sit; climb or balance; and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Employee must be able to travel by car.

Regular, predictable attendance is an imperative job function. Evening and weekend work may be required as job duties demand.

MINIMUM QUALIFICATIONS

  • Experience: Typically 1–2+ years of professional painting experience, preferably in residential or commercial maintenance.

  • Technical Knowledge: Familiarity with different paint types (latex, oil-based, enamel), application techniques, and safety standards.

  • Attention to Detail: Precision in "cutting in" around trim and ensuring even, drip-free coverage.

  • Safety Conscious: Understanding of OSHA regulations regarding fumes, scaffolding, and hazardous waste disposal.

  • Communication: Ability to coordinate with property managers and maintenance teams to meet project deadlines.

  • Valid driver’s license, vehicle, insurance and good driving record.
