About the Role:
Portal Innovations is seeking a dynamic and collaborative Director of Business Development to join the NJ Innovation Hub team. The incubator supports innovative science-based companies in the areas of life sciences and deep tech. Reporting to the Executive Director, this role’s primary focus will be to identify, recruit and close member companies for our NJIH location (New Jersey Innovation Hub, Powered by Portal) Our Director of Business Development will constantly showcase the benefits of being a part of the Science Incubator and Portal network. We are looking for a collaborative and self-directed individual who enjoys working in a startup environment and will work collaboratively with the incubator team.

This is a FULL-TIME role. This role offers a dependable, ON-SITE routine from Monday through Friday. While we primarily stick to our standard business hours, our team does need to have flexibility and occasionally extends the day to meet the evolving needs of our growing business.
In This Role You Can Expect To:
Business Development & Sales Activities:
· Lead the business development efforts to identify member companies to join the NJIH Science Incubator. Continuously build a strong pipeline of new members to join the Science Incubator, including through proactive research & prospecting, cold calling, attending networking events, building channel partners, consistent and creative follow-up, etc.
· Lead end-to-end membership sales cycle—from sourcing and touring prospective member companies to creating proposals, to structuring deals, to drafting contracts, negotiating with prospects, and closing deals—balancing member needs with Portal’s pricing and revenue goals, and curating flexible, non‑traditional offerings that support the evolving needs of early‑stage innovators.
· Learn and master the current footprint in order to adapt sales strategies based on asset availability.
· Maintain CRM accuracy to support pipeline visibility, forecasting, and revenue tracking.
· Work closely with the Executive Director and Director of Lab Operations to identify space needs and member fit. You will need to understand members’ current and future needs to develop a plan for growth.
Member Retention
· Build strong, long-term relationships with member companies, ensuring their needs are met while proactively identifying opportunities for contract renewals, amendments and space expansions.
· Provide white-glove service from beginning of the membership process to the hand-off to the Member Experience team
· Work with other departments throughout the member company life cycle to ensure delivery of a world-class experience (from space discovery to onboarding, programming, marketing, etc.)
To Be Successful In This Role, You Have:

· Flexibility and adaptability to grow as the role evolves
· Experience working in or selling to the life sciences, other science industry and/or real estate a plus
Qualifications We Are Looking For:
- Bachelor's Degree in a related field
- 2+ years of relevant experience in business development, and sales
- Proven ability to prospect and develop new business, including building prospect lists and successfully transitioning prospects to clients
- Experience in market research and analysis
- Excellent communication and interpersonal skills and ability to work as part of a team as well as independently.
- Desire to work in a dynamic, fast-paced startup environment, wear multiple hats
