Job DescriptionDescriptionThe Mortgage Post Closer performs a wide range of duties related to the post-closing and funding of conventional (Jumbo and non-Agency) first and second, residential and business purpose mortgage loans. Responsible for preparing post-closing packages, post-closing loan review, collateral shipping, and TPR submissions/condition clearing.
Responsibilities and Duties:

  • Audit Post closing documents within 48 hours of receipt from the closing agent.
  • Ensure the data integrity on processing/closing system is accurate.
  • Communicate with escrow/title companies to ensure delivery of closing packages within 48 hours of authorized disbursement, loan brokers, and other parties to ensure any missed conditions and regulatory requirements are met. Obtain or request missing post-closing conditions.
  • If data or documents are incorrect after closing, position is responsible for processing any TRID required refunds to the borrower within 60 days of confirmation of error and notation within the file and TPR package/review.
  • Review signed closing documents to ensure accuracy.
  • Prepare post-closing collateral packages for delivery to custodian within 72 hours of receipt of collateral to ensure drying of collateral at the custodian
  • Perform various post-closing tasks including but not limited to, auditing closed files, creating delivery-servicing packages, follow-up to internal and external customers for needed documents and insurance, and ensuring all required documents are present in file prior to shipping to servicing.
  • Prepare and deliver electronically to the Third-Party Review firm our Credit and Closing documents
  • Work with the TPR firm to clear any outstanding conditions
  • Follow up on and prepare for shipment Final Policies & Recorded Mortgages within 90 days of closing. or sooner
  • Review exception reports to ensure all tasks are completed timely
  • California post-closing recording fees and per diem interest verification and applicable refunds within required deadlines
  • Take an active role as an escalation point within the team based on experience/knowledge.
  • Maintain knowledge of Verus’ policies and procedures.
  • Perform any other duties as assigned.


Education and Experience:

  • High school diploma or equivalent
  • 3 Years previous closing and/ or post-closing experience required
  • Strong background/knowledge in TRID requirements, business purpose loans as well as multi-state closing requirements, non-Agency knowledge a plus
  • Extensive knowledge of real estate documents requirements and post-closing process
  • Excellent written and verbal communication
  • Strong PC skills (MS Office required
  • Must have experience with mortgage origination systems, platforms, tools and technology
  • Demonstrated organization skills
  • Demonstrated teamwork and customer service skills


Key Competencies:

  • Attention to Detail: Critical for auditing post-closing documents, verifying data integrity, ensuring compliance with TRID and regulatory requirements, and preparing accurate loan packages.
  • Time Management & Prioritization: Must consistently meet tight deadlines (e.g., 48–72 hours for various deliverables, 90-day final policy follow-up), manage multiple files at different stages, and prioritize urgent issues.
  • Technical Proficiency: Proficiency in mortgage origination systems, MS Office, and digital document platforms is necessary to manage loan files, generate reports, and submit third-party reviews.
  • Communication & Collaboration: Effective communication with title/escrow agents, brokers, custodians, and internal teams to resolve post-closing issues and secure necessary documentation.
  • Regulatory Knowledge & Problem Solving: Strong grasp of TRID, non-Agency, and multi-state loan regulations, plus the ability to investigate and resolve compliance exceptions or missing data.
