Job DescriptionAbout the Role
DBEDC is seeking an Asset Manager to safeguard and strengthen our 1,000+ unit portfolio of affordable housing and commercial real estate. In this pivotal role, you’ll report to the Director of Finance and work closely with the Director of Real Estate to ensure long-term financial stability, cost efficiency, and sustainability across our properties. You’ll design strategies and lead the development of DBEDC’s annual asset management plan, making sure each property meets its goals while supporting the organization’s mission of community development and social impact.
What you can expect to do in the role:
Portfolio Management
- Analyze properties’ operational performance, through review of the monthly financials, physical condition, and program compliance, identifying any current areas of risk, future vulnerabilities and opportunities to better meet DBEDC’s objectives
- Contracts management, including but not limited to property management contracts, security contracts, loan contracts, and other agreements
- Manage all commercial leasing, approve individual capital improvement proposals, and monitor the implementation of capital improvements and/or specific maintenance enhancements where needed
- Review, comment on, and present annual operating and capital budgets prepared by the third-party property managers for approval
- Direct and evaluate our contracted residential and commercial property management
- Hold monthly meetings with key staff of each of our property management
- Facilitate the transition of all properties from real estate development to asset management operations
- Establish and maintain annual asset management plan by property vendors to review property performance benchmarks and to establish action plans for sustainability or corrective action, as required
- Establish and build upon asset management metrics, benchmarks and goals for the portfolio
- Visit properties at least once per year or on as needed basis
- Ensure properties have adequate and effective insurance and tax abatements are filed if needed
Supervision and Staff Support
- Partner with HR on the recruitment and selection of an Asset Management Analyst, ensuring role expectations and requirements are clearly defined.
- Provide direct supervision, guidance, and support to the Asset Management Analyst, including establishing performance expectations and work plans aligned with organizational goals.
Partnerships and Special Projects
- Provide support and input into real estate development operating projections and design and specifications
- Direct alternative energy efforts across housing portfolio
- Work collaboratively with Resident and Community Engagement staff at DBEDC or contracted service groups
- Track and monitor various compliance reports and inspections required by lenders and syndicators
- Coordinate and manage (with property management) the implementation of green energy initiatives, such as solar installation to lower the carbon emissions and utility costs at DBEDC’s properties
- Manage several vendor relationships related to property management and services

- Portfolio Leader: 5–7 years of progressive experience in asset management, property management, or related fields. You know how to safeguard the financial and physical health of multi-unit, affordable housing portfolios.
- Data-Savvy Strategist: Skilled in technical and financial analysis, with hands-on expertise using MRI or other asset management software. You’re able to translate complex data into actionable insights, while automating and improving reporting processes.
- Detail Oriented and Operationally Disciplined: Strong record keeping, information management, and organizational skills. You thrive on accuracy and can juggle multiple priorities seamlessly without dropping a ball.
- Affordable Housing Specialist: In-depth knowledge of real estate finance structures, LIHTC programs, and other affordable housing finance tools. You understand how these levers impact both short- and long-term property performance.
- Sustainability Innovator: Understanding of economics around alternative energy programs in multi-unit buildings and the ability to integrate cost-efficient, environmentally conscious solutions into asset planning.
- Sharp Legal & Financial Interpreter: Adept at analyzing business terms in legal documents and financial projections, with a strong ability to identify risks and opportunities.
- Critical Thinker & Problem Solver: You bring a disciplined approach to resolving property performance issues, spotting both challenges and untapped opportunities.
- Compelling Communicator: Exceptional English proficiency (written and verbal), allowing you to present clearly to boards, senior leadership, and diverse stakeholders.
- Technology Savvy: Skilled in spreadsheets, databases, CRMs, and eager to adopt new technologies that improve efficiency.
- Trusted Decision-Maker: Proven history of making sound judgments, providing oversight, and presenting recommendations with confidence and clarity.
- Resilient and Reliable: You demonstrate professionalism, accountability, and consistency in every aspect of your work.
Preferred Qualifications
- Experience working for a managing general partner in an asset management, development, or property management role
- Experience working with both residential and commercial properties and with property finance
- Master’s Degree in Business, Real Estate, Public Administration or equivalent accreditation
- Experience with Community Development Corporations (CDCs) and other nonprofit organizations
- CHAM or other certification in property or asset management is strongly preferred
- Conversational knowledge of Spanish, Haitian Creole, Cape Verdean Creole
Other Important Details
- Salary range: $100,000 to $115,000
- Location: This is an in-person role based in Boston with travel required across our properties.
