Colonial Property Management’s Lead Maintenance Technician is responsible for the daily operation, maintenance, preventative maintenance, and general upkeep of their assigned portfolio. Duties included knowledge of plumbing, electrical, HVAC, life and safety, fire protection and all other building systems. This position will be highly customer focused, responsive and extremely reliable. Daily Operations require quick response to system and equipment failures. A wide variety of both internal and external relationships are involved in carrying out the duties of this position. Flexibility within this job description is required.

2. Oversee move-out process. Conduct apartment inspections with Property Manager in a thorough manner to ensure company guidelines are being met.
3. Ensure all maintenance repairs are handled in accordance with standard operating procedures.
4. Responsible for handling difficult customer interactions.
5. Be familiar with and/or develop &amp; conform to all written standard operating procedures.
6. Follow and ensure compliance of all Fair Housing Laws.
 
Maintenance Work
1. Collaborate with property manager throughout each day to meet company portfolio objectives.
2. Physically inspect common areas, vacant apartments, and grounds to ensure excellent curb appeal is present.
3. Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions daily.
4. Perform maintenance requests and work orders as assigned.
5. Ensure snow removal equipment has been properly serviced and is in working condition before and throughout the winter season.
6. Accountable for all preventative maintenance work and corresponding reporting.
7. Maintain a safe and habitable work and living environment.
8. Ensure shop and maintenance areas are clean and organized; this includes supply and storage areas.
9. Maintain asset improvement project list as outlined in the standard operating procedures.

Role Summary:
The Store Manager manages the overall store operations (i.e., expenses, merchandising standards, compliance, safety, security, and workforce) and those directly helping customers to drive positive customer experiences, sales, and margin performance. 
 The Store Manager works closely with cross-functional partners in IT, HR, Marketing, Product, Operations, and Transportation at the Region and Corporate levels to execute OLS’ business strategy within their store. To be successful, the Store Manager must build and support a store culture, in partnership with key stakeholders, that is aligned to OLS’s mission and behaviors where employees are engaged and inspired.

10603 E Apache Trail Suite 101 Apache Junction Arizona, 85120, +1 (480) 3987656 Starting Pay: $60,000.00 Annual Position Description: Drives retail business operations at a Retail Store location for Goodwill of Central and Northern Arizona (GCNA) and its affiliated entities, to help fund the Goodwill mission of ending unemployment. Responsible for entire store production, directly leading Assistant Store Manager(s), Production Team, and Donation Attendants. Key responsibilities include people leadership, store operations, financial management, inventory control, donation processing, customer service, and training and development of Team Members. Essential Duties and Responsibilities:

<li>Develops and executes retail operations plan to achieve daily, monthly, quarterly, and yearly goals for operating income, revenue, and production.</li>
<li>Coordinates with Retail District Manager to develop and implement strategic plans to help drive donations.</li>
<li>Monitors product levels (floor work, as-is, recycle, trash, seasonal back stock) daily to achieve bottom line sales budget against targets.</li>
<li>Ensures payroll costs and operating costs are managed to budget.</li>
<li>Ensures Team Members deliver excellent customer service to donors and customers.</li>
<li>Ensures store locations are clean, well-kept, and reflect the Goodwill brand appropriately.</li>
<li>Partners with community businesses and organizations to promote Goodwill mission.</li>
<li>Maintains regular and consistent in-person attendance.</li>
<li>Serves as a Goodwill ambassador to the community.</li>
<li>Transfers to different stores at any given moment due to business needs.</li>
<li>Covers shifts at different stores at any moment due to business needs.</li>
<li>Ensures that all Team Members are well-trained and fulfill their duties and responsibilities.</li>
<li>Ensures that Donation Attendants demonstrate excellent customer service in receiving donations and that those donations are sorted and prepared for processing.</li>
<li>Ensures that Production Team processes, prices, and displays product per company standards and to achieve store goals.</li>
<li>Under direction of the Retail District Manager, partners with other store locations to allocate donations, Team Members, and leadership to maximize area performance.</li>
<li>Ensures that Team Members are operating per company standards and procedures.</li>
<li>Must have reliable transportation in order to perform daily tasks such as dropping off the bank deposit, helping at other stores, and attending personal training and development classes.</li>
<li>Transfers to different stores at any time due to business needs.</li>
<li>Partners with support areas (Asset Protection, Human Resources, Safety, Finance, etc.) to further business goals and ensure compliance with applicable policies, procedures, and regulations.</li>
<li>Builds a high-performing team.</li>
<li>Responsible for performance management (coaching, discipline, performance improvement plans, and annual reviews), staffing, compensation, and development of Team Members.</li>
<li>Ensures that the Assistant Store Manager effectively manages performance of Retail Store Associates.</li>
<li>Plays critical role in driving company culture change efforts and change management processes.</li>

<li>Performs other related duties, as assigned.</li>

 Minimum Qualifications (Education, Experience, Skills): 
<ul>
<li>High School Diploma or equivalent</li>
<li>Two years' work experience in Retail Management, preferably thrift</li>
<li>One-year customer service experience</li>
<li>Proficient in Microsoft Office Suite</li>
<li>Valid drivers' license and clean MVR</li>
<li>Ability to pass a background check and drug screen, where applicable for position</li>
<li>Ability to speak and read English proficiently</li>
