Commercial Construction Superintendent
Centrex Construction
 
Position Overview
The primary responsibility of a Superintendent at Centrex is to ensure the project is staying on track to line up with the completion date by monitoring the subcontractors, deliveries, and schedule of the project. The Superintendent must have excellent communication to be able to work with the subcontractors along with constant updates to the Project Manager.
 
Experience
<ul>
<li>Minimum 15 years Construction Experience, focused on Commercial or Industrial Projects</li>
</ul>
(Residential or retail experience only will not be considered)
<ul>
<li>Ideally seeking prior experience with pre-engineered metal buildings</li>
<li>Aviation/Airport construction experience a plus</li>
<li>Denver General Contractor Supervisor Certificate a plus</li>
</ul>
 
Primary Responsibilities:
<ul>
<li>Work with the PM to create the Baseline Master Schedule (aggressive yet achievable), solicit subcontractor input &amp; buy-in for all major disciplines of work</li>
<li>Ensure all applicable Milestones are included in the Master Schedule (i.e., Building Permit Received, Roof Dried In, Substantial Completion/ TCO, Building Turnover/ Certificate of Occupancy, etc.)</li>
<li>Update the Master Schedule Weekly</li>
<li>Based on the Master schedule, prepare and distribute weekly – a detailed, well thought-out, look ahead schedule (5 or 6-week minimum). Confirm by phone and email that all affected subcontractors are planning to be onsite as scheduled</li>
<li>Communicate to entire Centrex project team when delays (potential or actual) impact the critical path of the schedule</li>
<li>Support the PM in communicating with the Owner and Design team when delays have impacted the critical path and substantial completion date for the project. Seek to mitigate delays as much as possible</li>
<li>Conduct onsite meetings with each subcontractor to review subcontract agreement, specific scope of work, plans/specifications, construction schedule, site logistics, safety, special owner requirements, etc</li>
<li>Coordinate the activities of all subcontractors on site ensuring adherence to the project schedule, mitigating possible conflicts in work areas</li>
<li>Conduct regular coordination meetings with all key trades and subcontractors to review schedule, specific scopes of work, changes, safety, and quality control</li>
<li>Conduct/coordinate pre-installation meetings as required (i.e., roofing, WRB, window system, flashing, etc.); confirm any affected subcontractor will be in attendance</li>
<li>Schedule all required inspections with appropriate jurisdictional authorities (including special inspections, design consultants, owner’s rep. &amp; airport authorities.)</li>
</ul>
Quality Control:
<ul>
<li>Complete a thorough review of ALL contract documents to gain an in-depth knowledge of the project. Identify the requirements/deliverables of the Owner Contract i.e., notification procedures, schedule updates, frequency of OAC meetings, etc.</li>
<li>Identify conflicts in the plans &amp; specifications and work to resolve them, notify PM of any conflicts discovered</li>
<li>Thoroughly review each subcontractor’s subcontract agreement to determine the scope of work each subcontractor is responsible for. Ensure that all trades are complying with the plans, specifications and the scope of work defined in their subcontract</li>
<li>If plans &amp; specifications are inaccurate or incomplete, ensure compliance with Centrex Standards (applicable especially on PEMB). This pertains to the expected level of finish as well</li>
<li>Ensure that all work is building code compliant, inspected as required and approved for the next sequence of work to commence</li>
<li>Understand what special inspections are required and schedule them accordingly</li>
<li>Verify layout and dimensional accuracy of critical elements and frequently double check the layout and dimensions of subcontractor’s work. (i.e., footings &amp; anchor bolts, elevations, doors &amp; windows- locations and RO sizes, backing, fixture placement, etc.)</li>
<li>Confirm that all products, materials, and equipment received onsite match the plans, specification, and approved submittals</li>
<li>Ensure that all deficiencies are corrected properly and timely. PUNCH LIST: Begin well in advance of building turnover – Finish Strong – how well we complete the project is what owners will remember</li>
<li>Superintendent must always be onsite when work is underway or have implemented a complete coverage/management plan</li>
</ul>
 
Communication/Documentation:
<ul>
<li>Complete a daily report on the Procore platform – thoroughly document the day’s activities, subcontractors on site, visitors, inspections, meetings, etc. (post a minimum of 6 relevant photos)</li>
<li>Maintain a complete set of as-build plans on site, ensure that subcontractors are maintaining their as-built plans as the job progresses</li>
<li>With the PM’s &amp; Admin’s assistance formally submit RFI’s as needed and maintain copies on site</li>
<li>Ensure subcontractor are working form the correct set of ALL documents and that they receive copies of all relevant RFI responses, ASI’s, CCD’s, plan revisions and Change Orders Maintain updated copies of all documents on site</li>
<li>Maintain documentation of files and wall postings for AHJ permit inspection cards, required for SWPPP reports, 1200-C, NEPA, SEPA, &amp; any other environmental reporting requirements</li>
</ul>
 
Safety:
<ul>
<li>Ensure that ALL personnel are closely following OSHA guidelines and adhering to Centrex’s safety policies &amp; procedures. Consult with John Ruppert for guidance &amp; support regularly</li>
<li>Document all safety violations in written form. Notify the subcontractor’s main office when applicable – for serious and/or repeat violations or failure to properly follow OSHA safety protocol</li>
<li>Setup jobsite files and maintain all required OSHA documentation and MSDSs, including OSHA Form 300/300A for all work-related injuries/illnesses</li>
<li>Ensure that all personnel (including visitors) wear their appropriate PPE</li>
<li>Conduct/document weekly safety meetings- include all subcontractors working on site Require all attendees to sign in acknowledging their attendance</li>
<li>Maintain onsite supply of safety items including first aid kits, gloves, safety glasses, hardhats, fire extinguishers, and fall protection equipment for Centrex personnel</li>
<li>Maintain a clean and orderly jobsite</li>
</ul>
 
Shop Drawings &amp; Submittals:
<ul>
<li>Review all shop drawings and submittals, confirm compliance with plans and specifications.</li>
<li>Complete a detailed review of any shop drawings requiring field verification of dimensions or confirmation of dimensions (i.e. column heights, beam lengths, rough opening sizes, anchor bolt layout, etc.)</li>
<li>Confirm submittals have captured any changes issued after bid documents and include the most current information issues by way of RFI, ASI, CCD or similar documentation</li>
<li>When materials arrive on site- confirm that they are per plans &amp; specs and per the approved submittals. If they are not – notify the PM immediately</li>
<li>Admin will develop and maintain the Submittal Log, but the Superintendent needs to be aware of all items requiring submittal review and approval. Be watchful, especially for items with long lead times</li>
<li>Maintain copies of all approved shop drawings and submittals on site to review with Owner, A/E &amp; Subcontractors</li>
<li>Understand and comply with the deferred submittal and permitting requirement</li>
</ul>
 
Cost Control/Change Orders:
<ul>
<li>Review and discuss with the OM the prime contract agreement schedule of values and cost budget for the project</li>
<li>Understand the requirements of the prime contract agreement with respect to changes in work</li>
<li>Communication with the PM the same day when presented with a change order request from a subcontractor</li>
<li>Delay issuing any direction to proceed on change order work until confirmation is received from PM</li>
<li>Ensure subcontractors are providing daily work tickets for all change order work directed on a “Time &amp; Material” basis, confirming all resources expended and utilized by the subcontractor</li>
<li>Ensure compliance in phase coding of costs incurred for direct purchases. Upload credit card receipts to RAMP daily &amp; ensure they are coded correctly – work with PM on specific coding needed as applicable</li>
</ul>
