We are presently seeking a full-time Maintenance Technician to join our team in Homestead, Florida for our&nbsp;expansion&nbsp;who will perform&nbsp;basic repairs,&nbsp;general grounds and lawn maintenance&nbsp;to homes owned by the community.
As a successful Maintenance Technician, you will:

DEPARTMENT: Parks

JOB SUMMARY
Performs a variety of skilled and semi-skilled maintenance duties in a park setting or similar facilities. Responsible for the monitoring, safekeeping, and cleanliness of the entire splash pad playground, while providing excellent customer service to all guests. Performs related work as required. Works under the general supervision of the Lehi City Parks Leads Worker.
RESPONSIBILITIES AND QUALIFICATIONS
Performs daily maintenance of city parks and grounds which includes;
<ul>
<li>Turf grass care, flower and shrub planter care, tree care</li>
<li>Grounds maintenance and cleaning/trash pick up, facilities and restroom cleaning.</li>
<li>Maintain and upkeep splash pad (in-house training provided).</li>
<li>Keep the parks aesthetically pleasing for the public to use.</li>
<li>Enforce all park rules. Supervise park patrons and make sure all rules are followed.</li>
<li>In charge of locking up restrooms and park.</li>
<li>Makes minor alterations to irrigation systems; repairs sprinkler heads;</li>
<li>Operates hand and power equipment including shovel, rake, push mower, golf cart, weedeater, maintains tools and equipment used in park maintenance.</li>
<li>Performs simple and minor repairs to equipment and park structures.</li>
<li>Test and document water levels on a routine basis and maintain appropriate chemical to water ratios.</li>

MINIMUM QUALIFICATIONS

<li>Knowledge of the maintenance and repair procedures and techniques used in park or grounds maintenance.</li>
<li>Ability to establish and maintain effective working relationships with supervisor, co-workers, and the general public.</li>

We are presently seeking a Maintenance Technician for our Villa West&nbsp;community located in Greeley, CO&nbsp;who will perform general grounds and lawn maintenance, as well as basic repairs to homes owned by the community, for&nbsp;40&nbsp;hours per week.
As a successful Maintenance Technician, you will:
<ul>
<li>Perform maintenance to ensure homes and community areas are in proper condition.</li>
<li>Execute assigned work orders and report status to the Community Manager timely and efficiently.</li>
<li>Promote goodwill by handling all contacts with residents, prospective residents, visitors and other employees in a spirit of courtesy, cooperation and attentiveness.</li>
<li>Use established procedures to identify deficiencies and take immediate action with community manager approval.</li>
<li>Ensure community grounds are appropriately manicured.&nbsp; Regularly treat for weeds, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, cut down and remove tree limbs as needed, and perform other lawn care services as necessary.</li>
<li>Remove and dispose of garbage on community grounds, including common areas, main entrance and from resident’s sites as needed to maintain community appearance.</li>
<li>Perform snow removal using a snow blower, hand shovel or a plow truck, as applicable.</li>
<li>Advise Community Manager or Maintenance Supervisor of residents who do not properly dispose of their excess garbage or have large/bulk items that may require pickup arrangements.&nbsp;</li>
<li>Perform regular inventories of maintenance and grounds equipment and supplies to advise Community Manager of equipment and supply needs.</li>
<li>Maintain order and appearance of garage and storage areas.</li>
<li>Maintain all maintenance and grounds equipment to keep it clean and cared for.</li>
<li>Comply with national, state and local health and safety laws to reduce accident occurrences and to protect residents, the company, team members and vendors.</li>
<li>Perform seasonal pre-maintenance service on a timely basis.</li>
<li>Remain available for “on call” duties as needed.</li>
<li>Participate in the refurbishing of Community Owned homes.</li>
<li>Perform repairs and maintain the community water and sewer lines.</li>
<li>Perform other duties as assigned.&nbsp;</li>

Job Requirements

<ul>
<li>A minimum of 2 years of maintenance experience, preferred.</li>
<li>High School Diploma or GED preferred.</li>
<li>Excellent customer service skills.</li>
<li>Valid operator’s license, maintenance of a good driving record at all times, and insurability under the Company’s policy at all times.</li>
<li>Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.</li>
<li>May need to provide own tools.</li>
<li>Ability to bend, stretch, twist, walk continuously, and access restricted spaces.</li>
<li>Ability to operate maintenance equipment and other equipment.</li>
<li>Ability to lift or to move up to 75 pounds.</li>
<li>Ability to efficiently perform job responsibilities with minimal supervision.</li>
<li>Ability to tolerate exposure to various chemical compounds.</li>
</ul>
Compensation:
The hourly pay range for this position is $20.00-$23.00.

Landscape or maintain grounds of property using hand or power tools or equipment. Entry level; requires supervision. Must lift/carry 50 lbs., when necessary. Saturday and Sunday work required, when necessary. Employer-paid drug testing required of foreign and domestic workers prior to commencing work and post-hire upon suspicion of use and post-accident. Post-hire background check and employment eligibility (e-Verify) check required of foreign and domestic workers. Obtaining driver's license not required. However to receive reimbursement of driver's license expenses and potential hourly bonus pay, those workers will be expected to periodically drive company vehicles as needed.
