We are presently seeking a Maintenance Technician for our Loveland&nbsp;community located in Loveland, CO&nbsp;who will perform general grounds and lawn maintenance, as well as basic repairs to homes owned by the community, for&nbsp;40&nbsp;hours per week.
As a successful Maintenance Technician, you will:
<ul>
<li>Perform maintenance to ensure homes and community areas are in proper condition.</li>
<li>Execute assigned work orders and report status to the Community Manager timely and efficiently.</li>
<li>Promote goodwill by handling all contacts with residents, prospective residents, visitors and other employees in a spirit of courtesy, cooperation and attentiveness.</li>
<li>Use established procedures to identify deficiencies and take immediate action with community manager approval.</li>
<li>Ensure community grounds are appropriately manicured.&nbsp; Regularly treat for weeds, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, cut down and remove tree limbs as needed, and perform other lawn care services as necessary.</li>
<li>Remove and dispose of garbage on community grounds, including common areas, main entrance and from resident’s sites as needed to maintain community appearance.</li>
<li>Perform snow removal using a snow blower, hand shovel or a plow truck, as applicable.</li>
<li>Advise Community Manager or Maintenance Supervisor of residents who do not properly dispose of their excess garbage or have large/bulk items that may require pickup arrangements.&nbsp;</li>
<li>Perform regular inventories of maintenance and grounds equipment and supplies to advise Community Manager of equipment and supply needs.</li>
<li>Maintain order and appearance of garage and storage areas.</li>
<li>Maintain all maintenance and grounds equipment to keep it clean and cared for.</li>
<li>Comply with national, state and local health and safety laws to reduce accident occurrences and to protect residents, the company, team members and vendors.</li>
<li>Perform seasonal pre-maintenance service on a timely basis.</li>

<li>Participate in the refurbishing of Community Owned homes.</li>
<li>Perform repairs and maintain the community water and sewer lines.</li>

<li>Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.</li>

Job Duties
JOB DESCRIPTION: Landscape or maintain grounds of property using hand or power tools or equipment. Workers typically perform a variety of tasks, which may include any combination of the following: sod laying, mowing, trimming, planting, watering, fertilizing, digging, raking, assists with sprinkler installation, and installation of mortarless segmental concrete masonry wall units. Entry level; requires supervision.
WAGE &amp; WORK SCHEDULE: Wage rate is no less than $18.39 per hour. Overtime hours vary at $27.59 /hr. Raises and/or bonuses may be offered at employer's discretion, based on individual factors such as performance, skill, and tenure. A single workweek will be used to compute wages due. The payroll period is weekly. Workers are paid by check on Friday. The standard workday is from 7:00 AM until 3:30 PM Monday through Friday. Employer will offer 40 hours per week. Employer may offer more than the stated work hours, depending on weather, business needs, and other conditions. Extreme heat, cold, rain, or drought may affect working hours. Employer makes all payroll deductions required by law. Employer does not envision other workforce-wide payroll deductions. Voluntary deductions must be pre-authorized in writing and may include the following: Voluntary advances and/or loans made to workers, if any, may be repaid by pre-authorized payroll deductions. Employer deducts reasonable fair market value cost of rent/utilities based on number of occupants for workers electing to reside in employer-arranged housing (cost TBD). Holiday pay provided to all eligible workers in the position.
Qualifications
REQUIREMENTS: Must lift/carry 50 lbs., when necessary. Saturday and Sunday work required, when necessary. Employer-paid drug testing required of foreign and domestic workers prior to commencing work and post-hire upon suspicion of use and post-accident. Post-hire background check and employment eligibility (e-Verify) check required of foreign and domestic workers. Obtaining driver's license not required. However to receive reimbursement of driver's license expenses and potential hourly bonus pay, those workers will be expected to periodically drive company vehicles as needed. On-the-job training will be provided to the worker.
Additional Information
OTHER TERMS: Employer pays in advance or reimburses workers in the first workweek for all government-mandated and visa-related fees (excluding passport fees). For non-local workers (i.e., residing outside normal commuting distance), employer will reimburse inbound travel costs not already paid in advance no later than upon completion of the first half of the contract (the 50 percent point). Inbound travel includes transportation costs from worker’s permanent residence or place of recruitment to the place of employment, a daily subsistence for meals, and reasonable lodging costs, if applicable. Subsistence reimbursements based on rates specified in the Federal Register (currently $15.88 per day minimum, or $59.00 per day maximum for workers with acceptable receipts). Transportation reimbursements based on worker’s actual cost, not to exceed the most economical common carrier transportation costs for distances involved. Employer provides or pays outbound travel costs to same workers upon completion of the contract period or early dismissal, except where the worker has subsequent employment. Employer guarantees to offer hours equal to at least three-fourths of the workdays in each 12-week period of the total contract period, beginning with the first workday after the worker arrives at the place of employment and ending on the contract end date or any extension thereof. Employer may count all hours worked, as well as any hours offered within the standard work schedule that a worker chooses to not work, up to the maximum number of daily hours on the job order. Workers who voluntarily abandon employment are not entitled to payment for outbound travel costs or the full three-fourths period guarantee described above. Employer will provide without charge company-specific uniform and all tools, supplies and equipment necessary to perform duties assigned. POSITION PURPOSE/SUMMARY
This position assists the Golf Maintenance Supervisor in implementing long term maintenance programs and ensures that the day-to-day state of the golf course is kept in quality condition.
EXAMPLES OF DUTIES AND RESPONSIBILITIES
<ul>
<li>Promotes positive public relations.</li>
<li>Ability to establish and maintain effective working relationships with other staff and the public.</li>
<li>In the absence of the Golf Maintenance Supervisor, oversees, plans schedules and coordinates the golf course maintenance activities.</li>
<li>Mows greens and fairways; roughs bunkers and tee areas; cleans and rakes sand traps; maintains ball washers and related facilities; changes cup and tee placements.</li>
<li>Identifies turf diseases; takes soil samples; mixes and applies pesticides, fertilizers, algaecides, and herbicides; aerifies, seeds, top dresses turf, and lays sod; plants and maintains plants.</li>
<li>Constructs, installs, and repairs golf course sod according to design plans and diagrams.</li>
<li>Adjusts automatic irrigation system controller to provide proper and timely irrigation at each watering location.</li>
<li>Performs limited repairs, typically of an emergency nature, of mainline, laterals, valves, and heads down line from the double check valves pump and vacuum breaker.</li>
<li>Performs various landscape work such as raking, digging, tree planting, pruning bushes, cutting brush, and applying chemicals.</li>
<li>Trims, prunes, and sprays trees; removes stumps; chips branches and grinds stumps; fells small to moderate sized trees.</li>
<li>Works with a variety of power and hand tools, tractors and riding mowers.</li>
<li>Performs minor equipment maintenance, repairs small engines.</li>
<li>Changes fuses; makes adjustments to electronic irrigation system.</li>
<li>Reads work orders and obtains needed supplies; completes forms and writes simple reports on work; maintains accurate records of time and materials used.</li>
<li>Leads the work of and seasonal workers in performing the golf course maintenance and repair work listed below.</li>
<li>Trains, instructs, and oversees the work of assigned seasonal employees; coordinates assignments among employees and work groups; supervises and inspects work in progress.</li>
<li>Performs related work as assigned.</li>
</ul>
WORKING CONDITIONS
May be required to work nights, evenings, weekends, and/or holidays. Required to stand, walk, bend, or operate machinery or a vehicle for extended periods of time. Frequently required to lift objects weighing up to 50 pounds; may occasionally be required to lift heavier objects. May be required to handle or work with toxic substances. Required to perform physical labor for extended periods of time. Required to work outdoors in all types of weather.
QUALIFICATIONS REQUIRED
<ul>
<li>Graduation from an accredited high school or General Education Development (GED.</li>
<li>Three years of work experience, including experience as a lead worker, directly related to the duties described above, preferably in a golf course environment (or a combination of education and/or training and/or experience which provides an equivalent background required to perform the work of the class).</li>
</ul>
PREFERRED QUALIFICATIONS BUT NT REQUIRED
Agronomy Degree (4 or 2 year) from an accredited educational institution.
Licensing and Other Requirements
Valid Washington State Driver's License with driving record free from serious or frequent violation.
