Position Description:
The maintenance tech performs routine maintenance of the COA infrastructure including buildings, pool areas, amenities court areas, signage, other grounds / infrastructure to keep them in a functional, orderly, clean, and attractive condition. Helps staff and residents as necessary per direction of the Maintenance Supervisor and/or General Manager. 
 
Major Areas of Responsibility:
On a daily basis:
· checks Clubhouse, mail kiosks, guardhouse, and pool deck for cleanliness, restores furniture and equipment to position, restocks restroom supplies, empties trash, and observes / documents any areas nearing repair.
· reviews and removes trash from COA entire property.
· checks amenities courts and pavilion areas and cleans, if required.
· Performs tasks as assigned daily, and those on check list.
· Performs weekly, monthly, quarterly, semi-annual, and annual routine preventative maintenance of COA infrastructure.
· Performs minor repairs in COA buildings and common areas (e.g. light fixtures, door hardware, chairs / tables, fencing, storm drain system, small carpentry work).
· Sets up and breaks down furniture and equipment for BOD meetings, communities meetings and for lifestyle activities.
· Cleans and maintains the common areas and notes and issues with equipment.
· Performs routine minor painting, equipment lubrication or adjustment, minor electrical or plumbing repairs.
· Assists with irrigation system operations / repairs when required due to irrigation technician absences / heavy seasonal workload.
· Document missing sprinkler box tops and any other inground boxes.
· Assists Maintenance Supervisor, when requested, in monitoring actions of outside contractors.
· Performs other general maintenance tasks per the direction of on-site management.
· Responds to after-hours emergency calls as directed by General Manager, Maintenance Supervisor, Board Member, or Leland Management.
 
Primary Objectives:
· Proactively works to keep the COA clubhouse, pool area, entrance areas, and amenities areas well maintained, safe, neat, and clean.
· Promptly completes minor repairs seen as needed or reported via workorders.
· Regularly performs routine preventative maintenance, per checklists, and advises of completion / status.
· Responds to requests for various service on email and tablet.

JOB SUMMARY:
Facilities Maintenance Technician will perform basic and routine facilities maintenance, construction, and repair tasks according to the service, quality, and safety standards; to oversee the general upkeep of the building and its infrastructure. Their role is to maintain building operations and ensure that the facilities are always safe and functional. Maintenance Technicians can manage technical repairs and inspect HVAC systems alongside aesthetic maintenance like applying new coats of paint and trimming the bushes and grass on facility grounds. MAJOR DUTIES &amp; RESPONSIBILITIES:

<li>Performs a variety of routine semi-skilled maintenance for HOPE Clinic facilities, including, but not limited to, carpentry, painting, plumbing, and electrical trades work;</li>
<li>Ensures that facilities are available for use and consistently maintained in a safe and clean condition;</li>

EMPLOYEE CLASSIFICATION / WORK HOURS

REPRESENTATIVE DUTIES AND RESPONSIBILITIES

Resident Service
<ul>
<li>Performs maintenance tasks personally or delegates to assistants. Oversees and inspects work performed by maintenance personnel, as needed.</li>
<li>Manages system for handling resident service requests. Corrects situations within 24 hours when possible.</li>
<li>Schedules maintenance personnel in conjunction with the Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.</li>
</ul>
Preventive Maintenance/Safety
<ul>
<li>Conducts regularly scheduled safety meetings with entire staff; maintains and communicates HAZCOM standards. Keeps MSDS sheets current and readily accessible.</li>
<li>Trains and assists in the development of all subordinate maintenance staff. Instills a "safety first" attitude not only with maintenance technicians but with all staff.</li>
<li>Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.</li>
<li>Must wear proper protective equipment (PPE) while performing job duties. Instructs staff on proper use and guidelines for wearing PPE.</li>
<li>Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.</li>
<li>Schedules and performs minor and routine maintenance on all appropriate equipment regularly. Inspects and maintains all tools in excellent condition.</li>
<li>Must know the location of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts; ensure such is correctly indicated on property maps.</li>
<li>Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc.</li>

PRIMARY DUTIES AND ACCOUNTABILITIES
Maintenance Responsibilities
· Maintains the basic upkeep of all rooms and common areas by ensuring all furniture, appliances and electrical equipment such as televisions, refrigerators, and light fixtures are in working order.
