As a Lead Controls Technician, you will:

<li>Under minimal supervision, perform preventive maintenance, repair, installation, commissioning, point-to-point checkouts, calibration, troubleshooting and/or replacement of HVAC controls systems &amp; equipment, and building control systems. These include air handling units, central plant chilled water and hot water systems, metering, and terminal units (VAVs, FCU, etc.).</li>
<li>Collaborate with on site M&amp;V Engineer to proactively identify and correct issues that effect energy savings. This includes reviewing equipment operations from the system front end and the utilization of SkySpark with Fault Detection and Diagnostics (FDD) software.</li>
<li>Diagnoses and repairs complex control systems requiring extensive knowledge of a variety of electronic or digital controls systems and ability to test and write modifications in multiple languages of systems software.</li>
<li>Test and perform modifications to systems software when needed</li>
<li>Assist with sketching and documenting field changes and discrepancies for engineering corrections and drawings</li>
<li>Provide training and associated manuals and documentation to customers on electronic control systems operations</li>

<li>Use the PM provided Material Status Report (MSR) for installations and to plan for deliveries. </li>
<li>Make a log of project problems noting any special occurrences on an Outstanding Issue Log. (OIL)</li>
<li>Plan or supervise unloads, (manpower and equipment). Supervise distribution of materials to the proper installation location and all the pieces are in he room ready to be installed so the installer does not look for items. </li>
<li>Prepare a floor plan on paper showing where each major piece of equipment is sored in the building and keep updated. </li>
<li>Being proactive by ordering expendables, installation materials for our project; weekly not daily.</li>
<li>Tape Casework elevation drawings to wall at each elevation so installer has proper drawing to work from. </li>
<li>Coordinate with onsite trades as required.</li>
<li>Use tablets or computer for plans, drawings, Outstanding Issue Log (OIL), daily reports and timecards.</li>
<li>Manage timecards inputs for all field personnel on your project insuring they are signed into the right project and correct work group code.</li>
<li>Train carpenters and laborers in H2I / PI material handling methods.</li>
<li>Refer and adhere to the Performance Installations QA-QC Standards. </li>
<li>Set and maintain high quality standards with all installers and carpenters. </li>
<li>Maintain the standard that every task is finished 100% whenever possible; doors, drawers adjusted, all fillers, blind fillers, caulking, HRDW is installed. The area and our work must be clean, tape, shipping labels removed, shims cut, and all debris is removed, and area is swept clean. </li>
<li>Organize, protect and maintain materials to be installed and that are installed at the jobsite. </li>
<li>All H2I / PI tools and materials are to be secured / locked up at the end of each workday. </li>
<li>Attend customer’s weekly job meetings.</li>
<li>Notify the customer as required prior to receipt of any major delivers and arrange for staging on-site.</li>
<li>Fill out and turn in daily reports to H2I / PI Field Reports to PM with a copy to PI Supervisor. </li>
<li>Oversee trash pickup and removal of H2I / PI materials from building, daily.</li>
<li>Determine and sign-out of all power tools, specialty tools and expendable materials for each installer.</li>
<li>Insure all H2I/PI equipment is secured/locked/chained up at the end of each workday. </li>
<li>Walk the installation area that is in progress updating completion list for work completed. </li>
<li>Complete each project on time, within Labor Cost Budget and satisfy the Customer. </li>
<li>Conduct daily/weekly HH toolbox talks, topics pertain to issues on job or conditions specific job that expose workers to potential dangers. </li>

The construction project location is: Four separate buildings located in downtown Hot Springs, Arkansas. This is a busy tourist destination with a bustling central thoroughfare, and the Park and Town must remain open to visitors during construction.
Requirements:
Qualification/Tasks: 
<ul>
<li>The Part-time CMR will assist the Full-time CMR with on-site observation and documentation (submittals, RFIs, payment requests, IGE’s, proposal analyses, modifications, etc.).</li>
<li>The CMRs will be the backup for each other during any limited times when on leave or unable to be on site, pending Government approval.</li>
<li>The CMR shall possess the ability to walk up stairs, kneel/squat, climb ladders and get onto and use scaffolding/a lift to access and view the building walls and roof, walk on the roof, use a ladder, and be tied off using a Personal Fall Arrest System (PFAS) on a daily basis to observe contract performance. </li>
<li>The CMR shall possess the ability to work in a construction trailer and operate a computer system for up to 4 hours per day. </li>
<li>The CMR shall possess the ability to enter a confined space.</li>
<li>The CMR shall possess the ability to read, interpret and understand the Construction Contract, Plans and Specifications. The CMR(s) shall thoroughly read all contract plans, specifications, and requirements and become knowledgeable regarding all contract requirements prior to work being performed. The CMR(s) shall comply with the contractor’s approved safety plan for the project.</li>
<li>The CMR shall be knowledgeable in hazardous materials abatement/disposal, accessibility compliance, building conservation, MEP systems, commissioning, roofing systems, historic preservation, site protection, architecture, engineering and construction practices including applicable industry standards, regulations or codes, cost breakdown estimating and negotiating, and technical writing.</li>
<li>OSHA 30.</li>
<li>Individuals assigned to this project shall have expert computer operating skills to be able to create and manipulate Microsoft Project, Primavera or equivalent schedules and be proficient in a variety of software programs such as Microsoft Word, Excel, Teams, and Project.</li>
<li>The CMR shall be able to access and effectively utilize the Construction/Project Management software Project Teams using communications, project progress meetings, review of submittals, RFI’s, transmission of digital progress photographs, etc.</li>
</ul>
Proposed Work Schedule:
<ul>
<li>Part time (20 hrs/wk) coverage – 487 calendar days or approximately 70 weeks (Approx. Oct. 1st, 2025, to Jan. 31st, 2027).</li>
<li>Should Option 3 be awarded the CMR would work additional half time hours on site for an additional 6 months (20 hrs/wk coverage – 182 calendar days or 26 weeks (Approx. February 1st, 2027, to July 31st, 2027).</li>

REQUIREMENTS:
