Position Purpose:
This safety sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform the necessary repairs and preventive maintenance throughout the entire property.  This position is responsible for maintenance of the residential apartment homes, public space, outside grounds and equipment.
Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.
Key Contributions:
Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure.   Cross utilization of Groundkeeper duties may be required.
Appliance Maintenance: Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units.  Repair minor electrical and plumbing problems.
Make Ready:  Responsible for bringing units up to market ready condition in accordance to company standards.  Some painting may be required.
Laundry room: Maintain laundry rooms to guidelines of the company.
Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.
Perform other duties as needed.

Physical &amp; Cognitive: Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds.  Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

Maintenance Technician

<h2>Traveling Maintenance Technician </h2>
Ultimate LLC is looking to hire a Traveling Maintenance Technician for commercial projects in the Midwest. The pay range of a Traveling Maintenance Technician  is $25-30 per hour based on experience. The majority of our position’s hours range from 45 to 50 hours a week. Ultimate LLC provides weekly pay for all traveling carpenters with no week in the hole. 
Ultimate Traveling Maintenance Technician responsibilities 
<ul>
<li>Travel is required, generally in the KS, MO, OK, NE states. </li>
<li>This position will be home most weekends with travel M-F, occasional weekdays will be spent at home when workflow allows for it.</li>
<li>Performs various carpentry and maintenance work, including basic electrical, plumbing, mechanical, and HVAC repairs.</li>
<li>Respond to emergency calls as needed. </li>
<li>Willingness to work overnight hours (additional pay provided)</li>
<li>Constructs, repairs, and restores floors, doors, walls, windows, stairways, furniture, cabinets, shelves, and roofs.</li>
<li>Positions, joins, aligns, and seals structural components, such as hanging sheetrock, siding, and tieback.</li>
<li>Installs locks, knobs, hinges, closures, and other fixtures to structures.</li>
<li>Installs siding, drywall, insulation, tile, and other wall or floor coverings.</li>
<li>Installs and repairs molding and trim of windows, doors, baseboards, mantels, and other ornamental pieces to ensure quality finished work.</li>

Ultimate Traveling Maintenance Technician  requirements 
<ul>
<li>Must be willing/able to travel, it will not always be overnight travel but travel is a requirement for this position.</li>
<li>High school diploma or general education degree (GED) preferred; or one to three years related experience; or equivalent combination of education and experience.</li>
<li>Pre-employment physical and drug screen</li>
<li>Valid Driver’s License required.</li>
<li>Experience and license to operate rough terrain forklift, bobcat, and lifts preferred.</li>
<li>Basic knowledge of OSHA standards and construction safety procedures. OSHA 10 certification is required (will provide training if needed)</li>
<li>Knowledge of methods, materials, tools, and equipment used in rough and finished carpentry in commercial settings.</li>
<li>Basic knowledge of ADA, building codes and requirements.</li>
<li>Experience with tile setting, acoustical ceiling, wall covering, painting, and drywall preferred.</li>
