Stratagem Solutions, Inc is in search of a Logistics Analyst to support an Army Product Manager’s Program Management team.  Ideal candidate will have recent and relevant experience gained from military/civilian/contractor service and are adept at briefing mid and senior staff personnel.  
The responsibilities of the Logistics Analyst (LA) will be to provide assistance to the Assistant Product Manager (APM) with complete life-cycle management tasks that include programmatic and technical/operational analysis and recommendations. The LA will be responsible for developing, updating, and maintaining acquisition logistics documentation, formulating recommendations for decision-makers, and integrating of schedule, budget, and technical/performance activities.
Position responsibilities:

Business Operations Specialist

Description:
Prospera Housing Community Services is a 30-year-old, nonprofit owner and developer of affordable apartment complexes across south Texas. Prospera also provides property management and resident services to its 50+ communities in the region. The asset management role at Prospera is to represent the owner’s interest in the properties and is responsible for monitoring, reporting, and assisting the properties to achieve property performance goals. 

Reporting to the Asset Manager, the Analyst’s role is to assist the asset management function in meeting its goals through analysis, due diligence, and reporting.

ESSENTIAL JOB FUNCTIONS:
<ul>
<li>Monitor, respond to Deal Book tickler items (e.g., real estate tax agreements, key dates).</li>
<li>Ensure timely receipt and accuracy of asset information collected and stored in the organization’s database and other reporting systems.</li>
<li>Prepare (or assist in the preparation of) monthly, quarterly, annual and special/periodic Board, senior management, investor, lender and regulatory agency reporting, as assigned.</li>
<li>Analyze/investigate monthly property budget-to-actual results by comparing them to proforma and key performance indicators (KPIs) established for each property.</li>
<li>Support annual property operating and capital budgeting processes.</li>
<li>Update assigned portfolio’s asset management dashboard, watchlist and other reports. </li>
<li>Support the development and maintenance of cash flow and distribution projections</li>
<li>Support the processes for reserve reimbursement and other capital project funding. </li>
<li>Conduct periodic property physical and administrative reviews to evaluate property management, property marketability and market positioning, management plan conformance and physical condition. </li>
<li>Provide requested documentation to lenders, tax credit partners, regulators.</li>
<li>Assist in maintenance of Property Information Summaries (e.g. Deal Books).</li>
<li>Gather property data and reports necessary to support the asset manager in preparing for annual tax exemption applications and appraisal analysis for the portfolio.</li>
<li>Coordinate with the risk manager and finance team on the procurement of insurance for the portfolio, ensuring compliance with lender and investor requirements.</li>
<li>Review property compliance activities and report to the asset manager. </li>
<li>Assist with special projects and provide assistance to the asset management team as requested.</li>
</ul>
KNOWLEDGE, SKILLS AND ABILITIES – GENERAL PERFORMANCE
<ul>
<li>High proficiency with common office software tools, such as spreadsheets, word processing and presentation tools (e.g. Excel, Word and PowerPoint, or the equivalent).</li>
<li>Has or is willing to obtain the Asset Management Specialist (AMS) designation from the Consortium for Housing and Asset Management.</li>
<li>Ability to understand and research key documents (property audits, partnership documents, financing agreements, regulatory agreements, insurance coverages, tax returns, etc.).</li>
<li>Demonstrated ability to learn and quickly develop facility with software commonly used in real estate and financial reporting, including RealPage.</li>
<li>Strong analytical and quantitative skills.</li>
<li>Self-starter, detail-oriented, quick learner with strong analytical and problem-solving skills.</li>
<li>Strong verbal, written and presentation skills.</li>
</ul>

Requirements:
EDUCATION AND EXPERIENCE REQUIRED:
<ul>
<li>Bachelor’s degree with coursework in real estate, finance, accounting, economics, business administration or related subjects preferred.</li>
<li>One to two years relevant work experience, preferably in multifamily asset or property management</li>
<li>Experience working in a team-oriented, collaborative environment.</li>
<li>Valid Driver’s license required.</li>
</ul>
PHYSICAL AND MENTAL REQUIREMENTS:

<li>Able to sit and work at a computer for extended periods of time.</li>

Qualifications:

<li>Minimum of 2 years of relevant experience as a financial analyst or acquisitions analyst in real estate. Affordable housing background preferred. </li>
<li>Knowledge of real estate and experience working in an Asset Management environment preferred.</li>
<li>High proficiency in Microsoft Office Suite and virtual meeting applications.</li>
<li>Experience working with Monday.com Work OS and RealPage software preferred but not required.</li>
