Job Summary: Maintenance Tech Specialist is responsible for the upkeep of the allocated property. Additionally, they are responsible for working on a variety of areas including plumbing, carpentry, and electrical systems. Duties include inspecting buildings, maintaining inventory, and scheduling repairs as well as providing customer service and guidance to tenants as needed. 
Maintenance Technician Specialist

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Lead Maintenance Technician. JOB BRIEF: The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. DUTIES AND RESPONSIBILITIES Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
RESIDENT SERVICE • Performs maintenance tasks personally and delegates to assistants. Oversees and occasionally inspects work performed by assistants. • Institutes and manages a system for handling resident service requests. Completes work orders within 24 hours when possible. • Schedules maintenance personnel in conjunction with the manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
PREVENTATIVE MAINTENANCE/SAFETY • Conducts regularly scheduled safety meetings with entire staff; maintains and communicates HAZCOM  standards. Keeps MSDS sheets current and readily accessible. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants. • Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights. • Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc. • Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition. • Indoctrinates and assists in the development of all subordinate maintenance staff. Instills a "safety first" attitude not only with maintenance technicians but with all staff members. • Instructs staff on proper use and guidelines for wearing safety items.

QUALIFICATIONS The position requires at least 3 years of experience in property maintenance or equivalent field.
Work Hours: 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.

Description:
BASIC FUNCTIONS:
The Facilities/Transportation/End User Support is responsible for providing maintenance, transportation and end user support and services to clients that utilize the services of Valley Health Team. The driver will provide transportation for our clients to and from their appointment(s) at our facilities or any referred outside entities in safe and professional manner. In addition, this individual will be responsible for keeping the vehicle and the equipment maintained, ensuring that the vehicle has all necessary supplies, and notify office of any changes in shift schedule or patient care. In adjacent to this, will provide maintenance services as needed and/or assigned; assisting in a wide variety of maintenance activities. This individual will address immediate operational and/or safety concern and ensure that tools, materials and vehicles are maintained in good working order and are available at facility when needed. 1. FACILITIES: Maintenance responsibilities will consist of arranging furniture and equipment for the purpose of providing adequate preparations for special events.
