Position Purpose:
This safety sensitive position is responsible for the overall operational and financial success of the residential property and exceeding resident service standards. Manage and develop residential staff for personal and professional growth and ensure high employee job satisfaction.

Key Contributions:
Financial: Administration of leasing procedures to meet/exceed budget established for the property by meeting occupancy and rental rate goals, controlling expenses through inventory control and purchasing procedures, accurately and timely reporting of payroll, prompt collection of revenue, collection of rent and initiating Unlawful Detainer process when necessary. Keeping abreast of marketplace. Inspections of each apartment unit during check-in &amp; check-out, assuring that the owners' assets are protected at all times and that appropriate deductions are taken from deposits.
Management, Recruiting &amp; Staff Development: Interview and screen potential on-site employees. Train and motivate employees by communicating company philosophy, policies, and procedures. Conduct orientation for on-site employees and encourage continued education. Responsible for staff retention and maintain positive employee relations. Evaluate staff performance. Motivates, promotes teamwork, and empowers staff members to achieve a common goal.
Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition; see that preventative maintenance schedules are met. Daily exterior and interior inspections of the community to assure curb appeal, maintenance, cleanliness and security procedures are being followed.
Customer Service: Maintains the property by meeting the company standards for resident satisfaction. Ensures that a responsible person is available for building emergencies at all times. Accurate preparation and processing of all leasing forms, maintenance orders, rent collection, company reporting, and is available for on-call emergencies as needed.

About the Position

Mental Health Therapist, Licensed - Adult Outpatient - Relocation Offered

Description: Nestled in the hills of western MA, Snow Farm: The New England Craft Program, <a href="http://www.snowfarm.org" target="_blank">www.snowfarm.org</a>  in Williamsburg, is a residential craft school that welcomes over 1,100 adult and 80 high school students to its campus each year, is seeking an experienced and enthusiastic Development Manager who has a proven track record to actively make our fundraising flourish.  A successful candidate will have a solid foundation in fundraising methodology, including analyzing giving data, and be confident with donor stewardship, cultivation, and engagement; a successful candidate will believe in Snow Farm’s mission and the importance of giving.
This position will actively manage and grow the Annual Fund, Scholarships &amp; Access Program Funds, Sponsorships, Business/Corporate Gifts and assist with writing grants. A successful applicant will have a proven fundraising track record, excellent communication skills, and be self-motivated, optimistic, and determined. This position reports to the Executive Director and co-manages a Marketing &amp; Development Assistant.  
KEY RESPONSIBILITIES

<li>Implement an annual multi-channel solicitation plan, including direct mail and digital outreach, as well as,  develop specialized outreach plans for high priority donor segments. </li>
<li>Consult with the Executive Director to strategize annual fund-raising efforts and set annual development objectives to meet budgetary goals.</li>
<li>Develop copy for donor stewardship pieces including acknowledgement letters, endowment reports, donor impact reports, and other high-touch recognition materials</li>
<li>Implement a comprehensive and strategic plan of action to identify, cultivate, solicit, and steward donors to meet and exceed annual financial and participation goals. </li>
<li>Manage a portfolio of leadership level prospects with $1,000 and larger annual giving potential.</li>
<li>Connect in person with our donors and potential donors when they are on campus attending workshops. </li>
<li>Organize additional appeals for capital funds and scholarship funds, including timing and focus of the appeals. Track and monitor response rates and effectiveness of appeals. </li>
<li>Collaborate with Marketing to ensure social media efforts complement any fundraising efforts and coordinate timing of these appeals to not crowd marketing initiatives. Advise on updates to giving pages on Snow Farm’s website.  </li>
<li>Secure 3 significant raffle prizes (experiences or art) for our annual raffle.  </li>
<li>Lead the annual fundraiser, The Seconds Sale, a three-weekend event that sells over 250 different artists’ work from the region to insure financial goals will be met or exceeded. This event is produced in collaboration with other Snow Farm staff. </li>
<li>Write quarterly Board Reports to report on fundraising progress.  </li>
<li>Execute development-related events (cultivation events, etc.) </li>
</ul>
Qualifications:
<ul>
<li>Bachelor's degree in related field required.  </li>
<li>8+ years of related post-graduate work experience in Annual Fund or related fundraising programs.   </li>
<li>Proven track record of developing and growing successful fundraising and stewardship initiatives.</li>

50% - Assist the management of campus HVAC systems and associated resources
• Effectively manage available staff, material and service resources towards campus priorities ensuring HVAC system reliability across the Lawrence campus. • Assist with the management of the campus BAS enterprise control system as it relates to HVAC. • Assist with Preventive Maintenance operations to reduce reactive maintenance and further • Ensure HVAC system reliability by developing and implementing a plan for the ongoing maintenance, Repair and replacement of units in compliance with University standards in furtherance of the university's mission. • Directly supervises senior technicians and any related support technicians. • Ensures compliance with industry best practices for maintenance, safety and installation of HVAC equipment.
20% - Perform and/or oversee necessary cost accounting, time reporting, work order management and purchasing activities to ensure necessary data is available to make effective data-driven decisions for our organization.
10% - Project/Modification work
Oversee, review and/or comment on new project proposals and documents from the KU and/or commercial engineering design team to ensure industry best practices for efficiency, reliability and maintainability. Position Requirements
