Job Description

Property Services Manager
Cincinnati, OH
$75,000+ / year

OVERVIEW

A growing real estate firm is seeking a Property Services Manager to oversee the physical condition, maintenance, and long-term value of its residential portfolio.
Unlike a traditional property management role, this position focuses primarily on project management, make-ready oversight, and property preservation — not leasing or tenant relations.

The ideal candidate is a hands-on professional with strong construction or facilities management experience, excellent organizational skills, and the ability to ensure properties are consistently maintained to top standards.

WHAT YOU’LL DO

  • Manage all aspects of property maintenance, repairs, and renovations across assigned properties.

  • Lead make-ready (turnover) projects from move-out inspection through completion — defining scope, sourcing bids, managing vendors, and ensuring quality.

  • Oversee capital improvement projects, such as unit remodels, exterior upgrades, and system replacements.

  • Conduct detailed property inspections and ensure repairs meet company standards.

  • Build and maintain strong relationships with vendors and contractors to ensure timely, high-quality work.

  • Approve invoices, review bids, and manage project budgets.

  • Advocate for the long-term health and value of each property by identifying preventative maintenance and improvement opportunities.

  • Coordinate closely with ownership and internal teams to report progress, budgets, and timelines.

WHY YOU MATTER
The Property Services Manager is the hands-on guardian of the company’s assets. By ensuring properties are well-maintained, efficiently turned, and improved strategically, you’ll directly impact asset performance, resident satisfaction, and long-term investment value.

WHAT IT TAKES

  • 3–5+ years of experience in property maintenance, facilities management, or construction project management.

  • Strong working knowledge of residential building systems (HVAC, electrical, plumbing, etc.).

  • Proven ability to manage multiple projects, budgets, and vendor relationships.

  • Excellent organizational skills and high attention to detail.

  • Financial acumen and the ability to make cost-conscious, quality-driven decisions.

  • Strong written and verbal communication skills.

  • Valid driver’s license and reliable transportation.

  • Preferred: hands-on construction background, trade certifications, or experience with property management software (PropertyMeld, Rentvine, etc.).

THE PERKS!

  • Competitive compensation starting at $75,000+ / year, depending on experience.

  • 401(k) with company match.

  • Paid vacation and sick leave.

  • Flexible, self-managed schedule with autonomy to oversee all aspects of property performance.

  • Opportunity to make a visible impact within a growing organization.
