Investment Sales Associate



Summary

We’re seeking a motivated and entrepreneurial Investment Sales Representative to help expand and deepen our service offerings across our owner and investor network. This is a W-2 sales role that sits at the intersection of real estate investment, client relationship management, and cross-selling strategy.

This role focuses on three main areas:

  1. Listing & Selling: Helping current property management clients list and sell their investment properties through us.
  2. Investment Advisory: Guiding both new and existing clients in acquiring residential rental properties with attractive yields.
  3. Cross-Sell Ecosystem Building: Building a referral network with agents, lenders, and service providers to drive cross-sell opportunities across our portfolio.

The ideal candidate is a licensed real estate professional who is proactive, data-driven, and skilled at building trust-based relationships with investors and property owners.

Essential Duties And Responsibilities

1. Convert Managed Clients into Listing Opportunities

Monitor the property portfolio for potential sellers and proactively reach out to discuss listing options.

Position our company as the go-to listing broker when clients decide to divest assets.

Prepare and present market analyses, listing strategies, and competitive valuations.

2. Source and Sell Investment Properties

Help clients identify, analyze, and purchase income-producing residential properties.

Advise on market trends, cap rates, and yield analysis to match clients with the right investments.

Work closely with internal teams (property management, leasing, maintenance) to provide real-time performance data.

3. Build a Cross-Sell & Referral Network

Cultivate relationships with external agents, lenders, wholesalers, and investor groups.

Leverage partnerships to generate leads and refer business across service lines (management, sales, leasing).

Represent the company at networking events, investor meetups, and real estate conferences.

Qualifications

  • Active real estate license in [Insert State or Region]
  • 3+ years of experience in real estate sales or investment advisory, preferably in residential or SFR
  • Demonstrated ability to close both listing and buyer-side transactions
  • Strong knowledge of real estate investment metrics (e.g., cap rate, NOI, cash-on-cash return)
  • Highly self-motivated with a proactive, entrepreneurial mindset
  • Excellent interpersonal and communication skills
  • Proficiency in CRM tools (e.g., Salesforce, HubSpot) and MLS platforms

Education and/or Experience

  • Experience working with real estate investors or within a property management firm
  • Existing investor network or book of business
  • Background in analyzing rental performance and underwriting properties
  • Experience selling services to residential or commercial property owners.
  • Familiarity with leasing, tenant relations, or property compliance.
  • Real estate license is required.

While performing the duties of this job, the employee is regularly required to talk or hear and sit at a desk working on a computer for multiple hours a day. The employee frequently is required to stand for multiple hours a day, climb flights of stairs and drive a vehicle when out in the field. The employee is occasionally required to walk; use hands to handle, or touch objects, tools, or controls when out in the field. Specific vision abilities required by this job include close vision.

Salary Structure: $50,000 base salary with bonus. Typical first year earnings: $130,000.
