POSITION SUMMARY:
This is a non-exempt position, of routine difficulty, responsible for cleaning Authority buildings and grounds and other related duties as assigned. Responsibilities of the position involve the upkeep of the developments in order to assist other Agency staff in their efforts to effectively manage the developments to provide a safe and secure living environment for residents, visitors and staff.
MINIMUM QUALIFICATIONS:
- The knowledge, skills and abilities of this position would normally be gained through the equivalent of a high school diploma and at least one (1) year of manual labor experience relating to the duties of the position.
- Responsible for cleaning, sweeping, mopping, and scrubbing the stairways, corridors, lobbies, restrooms, laundry rooms, and elevators as scheduled in buildings to which he/she is assigned. Clean vacant apartments prior to move-in. Cleaning may include, but is not limited to, sweeping/mopping floors, stripping/waxing floors, dusting surfaces, cleaning windows, cleaning appliances/cabinets, cleaning sinks/showers/toilets, etc.
- Ability to conduct regular grounds pick-up of trash/debris and cleaning of building exteriors, common areas, playgrounds, etc., to maintain curb appeal of Authority property at all times, be aware of the physical conditions of Authority property and immediately report any unsafe conditions, IE: broken steps, broken windows, broken/burned out exterior lights, inoperable smoke detectors, gas leaks, etc., responsible for reporting to the supervisor all items in the building which require maintenance repair such as: elevators, doors, windows, railings, etc.
- Skill in making all necessary electric lighting replacements in public areas and clean all tiled areas as required.
- In developments with compactors, the incumbent shall be trained in the operation of compactors and will be responsible for the daily operation and cleaning of the compactor area. This may include taking trash containers from the compactor to the dumpster. In low-rise developments, he/she must keep the areas free of debris around trash containers, and throughout the development.
- Skill in performing landscaping work as necessary including planting and care of grass, trees, shrubs and other vegetation; trimming bushes/small trees; mulching; removal of brush/debris; occasional mowing/trimming, etc. Excellent customer service skills.
- Ability to follow guidelines for proper storage of chemicals. Safely mix/dilute chemicals used in lawn and plant maintenance, weed control, etc.
- Ability to complete trash-outs of vacant units, assist in safely moving and installing appliance, stand and walk for long periods, lift and move over 50 pounds, perform manual labor, outdoors and in inclement weather.
- Skill and knowledge in the safe operations of power tools and equipment, IE: floor buffers, power washers, snow blowers, leaf blowers, chain saws, lawn mowers, trimmers, pickup trucks, sprayers, etc.
- Ability to assist in providing after-hours/emergency coverage for evening, weekends and holidays.
- Ability to consistently follow safe work procedures.
- Good time management, organizational skills and multitasking abilities, excellent verbal communication and interpersonal skills.
- Ability to work with minimum supervision.
- Ability to read, comprehend and follow written work instructions, work orders and written instructions for the use of equipment and supplies.
