Position Summary
This position is a critical sales-focused role within the Real Estate Team at Zeal Development and will drive business development through a structured cold calling platform. The Internal Sales Representative will be responsible for generating new business opportunities by identifying and qualifying physical sites for clients' de novo expansion goals across a national footprint. With oversight from the Director of Real Estate, the key responsibilities include executing high-volume outbound cold calling campaigns, managing a multi-client CRM pipeline, and converting leads into qualified real estate opportunities. This role requires a results-driven sales professional with the ability to build relationships with property owners and brokers, qualify opportunities, and maintain a robust pipeline of potential land sites and existing buildings for client consideration.
Success Measures
Success is measured by the Sales Representative's ability to consistently generate qualified opportunities through disciplined cold calling activities. The role will be measured on daily and weekly performance of KPIs, including:
· Number of outbound calls completed
· Number of return/follow-up calls completed
· Call-to-lead conversion rate
· Lead-to-opportunity conversion rate
· Quality of opportunities advanced to deal evaluation
· CRM data accuracy and completeness
· Achievement of monthly and quarterly activity and conversion targets
Duties and Responsibilities
· Execute daily cold calling initiatives targeting property owners, brokers, and other real estate professionals to source potential land sites and existing buildings for client de novo expansion
· Manage and maintain CRM system with accurate, real-time logging of all outbound calls, return calls, follow-up activities, and lead progression
· Generate and qualify leads through effective discovery conversations, identifying property specifications, ownership details, and seller motivation
· Build and nurture a pipeline of relationships with property owners, brokers, and landlords across multiple markets nationwide
· Conduct preliminary qualification of sites based on client criteria, including location, size, access, visibility, and availability
· Schedule and coordinate follow-up activities to advance leads through the pipeline toward opportunity status
· Collaborate with the acquisitions team to transition qualified opportunities for detailed evaluation and underwriting
· Maintain organized documentation of all call activities, property details, and conversation notes within the CRM
· Develop and own weekly reporting on call activity, pipeline status, and conversion metrics for leadership review
· Support multi-client programs by understanding unique site requirements and effectively communicating these needs during prospecting activities
Qualifications
- Minimum 3 years of experience in inside sales, business development, or cold calling roles, preferably within commercial real estate, real estate brokerage, or related industries
- Proven track record of meeting or exceeding call activity and conversion metrics in a high-volume sales environment
- Strong phone presence with excellent verbal communication and active listening skills
- Ability to handle rejection and maintain motivation in a cold calling environment
- Experience with CRM platforms and disciplined data management practices
- Self-motivated with the ability to work independently and maintain consistent daily activity levels
- Strong relationship-building skills with the ability to establish credibility and trust quickly
- Detail-oriented with strong organizational skills to manage multiple prospects and follow-up activities simultaneously
- Ability to learn and articulate property requirements and client needs effectively
Education/Licenses
Bachelor's degree in Business, Marketing, Communications, Real Estate, or related field preferred. Equivalent sales experience may be considered in lieu of degree.
Work Experience
Minimum of 3 years of inside sales or business development experience, preferably with exposure to cold calling and lead generation programs.
