Job Description: We are seeking a motivated and experienced Maintenance Supervisor to manage the day-to-day operations of our manufactured housing community. This full-time position requires an individual who can handle a variety of maintenance tasks, lead a team of maintenance workers, and ensure the overall safety and functionality of our community. The ideal candidate will have strong technical skills, leadership experience, and a passion for delivering excellent customer service.
Key Responsibilities:
- Oversee and coordinate daily maintenance activities, including repairs and preventive maintenance for all buildings, grounds, and infrastructure.
- Troubleshoot and resolve issues with plumbing, electrical systems, HVAC, appliances, and other community facilities.
- Ensure compliance with safety regulations, building codes, and environmental laws, including waste disposal and energy efficiency standards.
- Supervise and guide the maintenance team, including scheduling work, delegating tasks, and ensuring high-quality workmanship.
- Manage and maintain inventory of tools, equipment, and supplies, ensuring adequate stock levels.
- Build strong relationships with residents by providing prompt and friendly service for maintenance requests and addressing concerns in a timely manner.
- Using proprietary software, maintain accurate records of work orders, repairs, preventive maintenance schedules, and inspections.
- Coordinate with vendors and contractors as needed for specialized repairs or larger projects, ensuring they meet company standards and budgets.
- Prepare and manage the maintenance budget to ensure cost-effective solutions without compromising on quality or safety.
- Respond to emergency maintenance issues after hours as required.
Qualifications:
- Proven experience in maintenance supervision, preferably in a property management or housing community setting.
- Strong technical knowledge in building systems (HVAC, plumbing, electrical, etc.) and repair techniques.
- Experience with heavy equipment, road work, and grounds.
- Experience managing a team, with the ability to motivate, delegate, and oversee the work of others.
- Excellent communication and interpersonal skills to interact professionally with residents, vendors, and team members.
- Strong organizational skills with the ability to manage multiple tasks and prioritize effectively.
- Ability to work independently and handle emergencies or unexpected situations with a calm and solution-focused approach.
- Knowledge of local building codes, safety regulations, and compliance standards.
- Valid driver’s license and reliable transportation.
