Maintenance Technician Job SummaryThe Maintenance Technician is a key part of the community's success. This individual is expected to provide exceptional service to the residents along with developing a rapport by being both knowledgeable and friendly. Individual should have strong organizational and communication skills dealing with residents and staff members. Individual must be dependable, self-motivated and have at least, basic mechanical skills. You should also have a positive attitude with a love to problem solve.Job DescriptionResponsible for the completion of all maintenance service requests as assignedMonitor and maintain all building systems Experience with electrical, plumbing and HVAC systems as well as painting, drywall repairs, and general carpentry, must provide own basic tools and tool bagComplete make-ready process of vacant apartments as directed by the Maintenance Supervisor and/or Property ManagerSchedule and complete the "Preventative Maintenance Program"Render assistance to management on specific maintenance projectsAssist in the monitoring of all work being performed by outside contractorsResponsible for being on-call for emergency maintenance service and lockoutsComplete ground works as directed by Maintenance Supervisor and/or Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas to help maintain great curb appeal. Involves outdoor work-winter and summer Maintain an organized workshop and ensure there is an adequate inventory of maintenance parts and supplies Compliance with all company, federal, state, and local safety guidelinesMaintain a professional and courteous manner will all residents, vendors, contractors, and fellow employeesEnsure compliance of all work-related activities in a fair, ethical and consistent mannerPerform other duties as assignedQualificationsValid Driver's License1-2 years of Maintenance experiencePhysical RequirementsMust be able to lift up to 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.BenefitsMedical and Dental401(K) with employer contributionPaid Time OffShort & Long-Term DisabilityPaid HolidaysEEO StatementWe are an equal opportunity employer.
