Saint Mary's School is offering a unique and exciting opportunity to work on a beautiful historic campus. This benefited position includes meals in the dining hall during school hours.

Position Summary: The HVAC Maintenance Technician reports directly to the Associate Director of Facilities for routine work orders and other assignments. This position is responsible for performing diversified duties to properly maintain our campus buildings, equipment, and vehicles.

Essential Duties and Responsibilities include the following. Other duties may be assigned at the discretion of the Associate Director of Facilities.

  • Maintain the chilled water system and associated equipment.
  • Maintain the air handling units and fan coils in various buildings across campus.
  • Maintain the heat pumps and air conditioning units on campus.
  • Maintain the various boilers, heat strips and water heaters.
  • Maintain all interior and exterior lighting.
  • Maintain the swimming pool according to Wake County standards.
  • Maintain and repair appliances in the kitchen and laundry areas on campus.
  • Maintain refrigeration systems across campus.
  • Make standard plumbing repairs, including sinks, faucets, showerheads, and toilets.
  • Perform regular maintenance on school vehicles and golf carts. Keep the buses and vans clean and in safe operation.
  • Maintain a preventive maintenance program on all HVAC equipment, plumbing equipment, lighting, doors, and gate hardware & vehicles.
  • Provide keys for the campus and maintain a key inventory program.
  • Maintain all 'Life Safety Equipment" (security alarms, sprinkler system and fire alarm systems).
  • Assist with all mandatory inspections carried out during the year by local regulatory agencies. (fire marshal, back flow system, sprinkler system etc.)
  • Assist with cleaning the campus from weather storms including the removal of snow and ice throughout the campus.
  • Wear all common protective or safety equipment, such as slip resistant shoes, steel toed boots, safety glasses, gloves, hearing protection or hard hats as assigned for your position based on the training and instruction provided by your supervisor.
  • Assist with special projects during the summer and all other duties as assigned or needed.
  • Perform weekend and night responsibilities to support the life of the residential community and the academic program as required by your position or requested by your manager/supervisor.

As a member of the Buildings and Grounds Maintenance Duty team you are expected to:

  • Be on-call once every 3 to 4 weekends throughout the year, including holidays, as assigned by the Associate Director of Facilities.
  • You are expected to be available, by your school provided phone, throughout the day and night when on call.
  • Respond to building maintenance emergency during the day or night hours.
  • Work unsupervised to resolve and/or contain any emergency maintenance situation.
  • Assist with setup, break down, parking, etc. for school events.
  • Accurately and timely record time worked and benefitted leave time including punching your timecard when you arrive on campus and punching out when you leave, as well as punching in and out for lunch periods.

Requirements

Required skills:

  • Hands-on knowledge of mechanical systems and building trades including familiarity with typical commercial building standards, practices, and equipment.
  • Basic electrical knowledge as it relates to HVAC maintenance, as well as lighting.
  • Ability to read, interpret, and execute drawings, schematics, blueprints, and code specifications.
  • Ability to establish and maintain good working relationships with co-workers, faculty, staff, students, and the public.
  • Must be able to troubleshoot a wide variety of mechanical systems and have strong problem-solving and troubleshooting skills.
  • Must be highly motivated and able to work independently with minimum supervision.
  • Must observe safety procedures and use equipment and materials properly.
  • Must be dependable (consistently at work and on time) and able to follow instructions.
  • Ability to work efficiently on multiple assignments.
  • Ability to complete required maintenance documentation records accurately and completely.
  • Basic computer skills including a working knowledge of E-mail, Internet Browsers; Microsoft Word, Microsoft Excel, and Preventive Maintenance software.
  • Ability to operate as a part of a trained emergency response team at a moment's notice.
  • Ability to work times other than scheduled hours.
  • Ability to work in inclement weather, i.e. snow removal, etc.

Physical Activities / Environmental Demands:

  • Have full range of mobility in upper and lower body.
  • Be able to reach overhead.
  • Be able to work in various positions, including, but not limited to, stooping, standing, bending over, sitting, kneeling, and squatting for extended periods of time.
  • Be able to lift, pull, and push materials and equipment to complete assigned job tasks.
  • Must be able to lift and move objects up to 60 pounds consistently with heavier weight necessary at times.
  • While performing the duties of the job, the employee is regularly exposed to outdoor weather conditions.



Education, Training, and Experience:

Requires a high school diploma or G.E.D. certificate.
HVAC license and/or 4+ years of HVAC equipment maintenance experience or any appropriate combination of education and experience.
Must have or be willing to obtain a Certified Pool Operators license within 6 months of hire.
