We only manage our own properties and that focus, and passion creates the family-like environment we are proud of.Job:Maintenance TechnicianJob description:A maintenance technician is responsible for the care and maintenance of our multifamily apartment communities including the interior units, exterior entrances, common areas, grounds, and amenity areas.Compensation, Benefits and Perks:Monument will provide the following compensation:Competitive salary $25.00 - $28.00 per hour (based on education and experience)20% rental discount Monthly renewal and make-ready bonuses$100 weekly on-call stipendHealth and Wellness benefits & other voluntary benefits401K Retirement Plan with Company matchLife insurance and disability insurance8 Paid holidays 15 days of Paid Time Off 16 hours of Well-Being Days Professional Development Assistance ProgramEssential Duties and Responsibilities:Maintenance technician duties and responsibilities may include but are not limited to:Assist in the preparation of market-ready units and monitor the condition of move-ins for the week.Check units just prior to move-ins for final condition.Routine work orders must be responded to within twenty-four (24) hours and completed within the same time frame, when possible.Maintenance of swimming pool, amenity areas, spas, and fountains.Maintenance, daily cleaning, and repair of common areas (including sweeping, washing, and general cleaning).Monitor security - all vacant units, outside doors of the clubhouse, and other maintenance and/or common facilities and amenities. Ensure doors are locked.General property safety and security and accident prevention, including key control.Maintain a professional demeanor with residents.Communicate regularly with the Maintenance Supervisor or Community Manager regarding issues and recommendations for property improvements.Complete work orders including items such as appliance repairs, heating, and cooling systems, painting, light plumbing work, and light fixture replacement.Must have the ability to work weekends when necessary and be on-call as needed.Must have a valid driver's license and reliable personal transportation.Qualifications:A Maintenance technician shall have the following skills, education, and experience:High school education or GED.Minimum of 2 years' experience in multi-family.HVAC Certification.Valid Driver's License.Working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry, and general construction.Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors, and the public.CPO Certification-preferred.Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime and weekend on call rotation.
