Overview:
General Summary
Responsible for reporting to the Chief Engineer any condition effecting building services and staff/customer comfort and safety. Specific areas of responsibility include preventive maintenance, service work orders, and general building maintenance. Experience working on kitchen equipment. Demonstrate commitment to providing excellent service to customers.

Responsibilities:
Principal Duties and Responsibilities
Preventive Maintenance
- In conjunction with the Chief Engineer, performs work tasks based on preventive maintenance (PM) monthly load report.
- Completion of PM with minimum disruption of building services.
- Logging of all PM work.
- Reviewing the status of PM work with the Chief Engineer on weekly basis.
- Suggests revision to the PM program as dictated by the practicalities of implementation.
Service Work Orders
- Prompt response to all problems and/or advising Chief Engineer of anticipated delays so that this can be communicated to Director of Office Services.
- Insuring that work performed in office space is accomplished with a minimum amount of disruption to staff and is followed by adequate clean up.
- Accurate and timely completion of assigned service work orders.
- Provide additional services needed to ensure satisfaction while working on customer request.
General Building Maintenance
- Perform work duties of day porter when necessary vacations, sick days.
- Attend weekly status meeting with building services staff.
- Perform maintenance and repair as needed but not necessarily part of the PM system such as plumbing leaks, electrical malfunctions, life safety systems, roof and curtain wall damage, kitchen equipment and ventilation repairs.
- Moving of boxes and/or furniture when there are department/staff moves.
- Perform snow removal and demonstrate safe operation of equipment.
- Other duties as requested.
Qualifications:
Knowledge, Experience, and Special Skills Required
- Current Stationary Engineer License (Chicago).
- Minimum of five years as a building/stationary engineering with office building experience.
- Thorough understanding of mechanical equipment and construction tool usage.
- Basic understanding of life safety and security and systems.
- Military or trade school training in mechanical equipment operations and repair.
- Strong understanding of HVAC systems and their controls.
- Refrigerant Recovery Certified (Universal Level).
- Excellent communication skills.
Working Conditions
- Ability to lift heavy equipment such as motors, compressors, furniture, and heavy materials such as salt and ice melt.
- Valid Illinois Drivers License.
- Ability to work in high ambient temperatures (ninety degrees plus) and low ambient temperatures (below thirty degrees) and also able to work on ladders.
- Flexible work hours depending on work load and time of year.
- Available 24 hours a day by company provided phone.
